Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Respond to each of the following comments.

SITE PLAN:

1. Indicate the location of gas, water and electric lines on the property, from property line to building. Provide the location of utility meters and pipe/conductors using symbols shown at Survey Symbols legend, sheet 1.

FOUNDATION PLANS:

1. Provide a note showing compliance with termite treatment specified by R320, as amended .
2. Show keynote #5 on the Foundation Plan.
3. Revise Detail #4/2 providing R403.1.6 Foundation Anchorage compliance by removing the ramset option.

FLOOR PLANS:

1. Provide consistency for window locations. Show a window on the South wall of the floor plan, or remove the window from the elevation on the cover sheet.
2. Show the bedroom window adjacent to the door as tempered, R308.4.
3. Show compliance with R303.1 providing natural light into habitable rooms (8%) and natural ventilation (4%), by providing 18 SQ FT of window with 9 SQ FT opening.
4. Show compliance with R302.1 by providing a section detail of the 1-hour rated wall with materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 15-1.16. 5/8" Type 'X' GWB is also required on the interior, or 7/8" stucco on the exterior.

STRUCTURAL PLANS:

1. Provide a complete roof framing plan showing lintel and header sizes consistent with Table 502.5(1). Show all header sizes.

SECTIONS - DETAILS - MISC. NOTES:

1. Note and specify a complete wall system showing the GWB size and 2x eave blocking for the 1-hour rated wall, R601.2.
2. Note and specify a complete roofing system showing roofing type, grade of materials, slope and method of installation, R905.
3. Revise keynote #8, sheet 2 for shingles and pre-fab trusses.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24.
2. Provide a permanent heated air source to all habitable rooms that does not displace the required natural light and natural ventilation, R303.8. A window unit is not a permanent system.
3. Provide the equipment specifications or model number for the heat pump, M1302.1.

ELECTRICAL PLANS:

1. Indicate the location and circuit number for air handling equipment, E4001.5.
2. Show the smoke detector outside of the new bedroom, R313.1.2.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. This plan shows unshielded fixtures, therefore the lumen limit is 960. Include all exterior fixtures on the property in the calculations. Show the exterior fixture wattage for determining lighting limits.
2. Provide manufacturer cut-sheets for any Full Cut-Off fixtures showing a fully shielded lamp with no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp) and wattage rating. Fixtures may be exempt from the total lumen budget only when the Full Cut-Off style is located under overhangs, OLC 5.1.2. Fixture styles not approved as Full Cut-Off are assumed to be unshielded.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Revise the ceiling insulation amount of R-30 shown on the IECC schedule, sheet 2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product on a wall detail that provides the intended value.
2. Show the minimum allowable "U" factor for windows as U=0.65 as well as the solar heat gain coefficient SHGC minimum value of 0.40.
