This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Indicate the location of gas, water and electric lines on the property, from property line to building. Provide the location of utility meters. 2. Show the water pipe size from the meter to the building if the project includes new fixture units. Show the point of connection for the proposed branch. The pipe must be sized for the calculated load, 2003 UPC 610.1. FOUNDATION PLANS: 1. Show compliance with termite treatment specified by R320, as amended. 2. Show the wall connected to a minimum 12" footing depth below undisturbed soil, R403.1.4. 3. Show the 6" minimum foundation height above finished grade, R404.1.6. FLOOR PLANS: 1. Label all rooms and spaces including the adjacent room. Show all doors and windows. The elevation (cover sheet) shows a window not shown on the plan. The application has a bath addition not shown on the plan. 2. Projections (overhangs) may not extend to a point closer than 2 feet from the property line, and when extending into the 3-foot fire separation distance shall have not less than one-hour fire-resistive construction on the underside. Provide a detail or notation showing compliance with R302.1. The Framing Plan shows an overhang the requires underside protection. 3. Show compliance with R303.1 providing natural light into habitable rooms (8%) and natural ventilation (4%), or approved mechanical ventilation. STRUCTURAL PLANS: 1. Provide a complete roof framing plan showing lintel and header sizes consistent with Table 502.5(1). Show the roof load for the relocated window (keynote #1, sheet 2). ELEVATIONS: 1. Indicate all materials used: siding, stucco and roofing system, etc. 2. Note and specify the ICBO evaluation report number, system name and manufacturer with the vapor barrier for thin-coat stucco systems over foam board, R703.6. 3. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905. SECTIONS - DETAILS - MISC. NOTES: 1. Untreated exterior wood siding, sheathing and wall framing shall have a 6" clearance above the ground, R319.1 (5). 2. Specify all wall material with ledger connections (remove any stucco), R606.10. 3. Show weep screeds with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. 4. Show eave blocking. 5. Clarify keynote #8, sheet 2 showing pre-fab trusses. The Framing Plan shows 2 x 8 rafters. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code and include a Plumbing Plan for any new plumbing, or remove the plumbing notes from sheet 1. 2. Note and specify all piping materials, UPC 301.1.1. Also, show the demand for the branch pipe that services new units, per 2003 UPC Table 6-4, if any new fixtures are included on the project. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24. 2. Provide a permanent heated air source to all habitable rooms that does not displace the required natural light and natural ventilation, R303.8. 3. Provide an equipment specification list including the heat pump, M1302.1. ELECTRICAL PLANS: 1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 2. Show the location of the panel, E3501.6.2. 3. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11. 4. At least one wall switch controlled light or outlet must be provided at outdoor entrances or exits, (or show existing) E3803.3. 5. Smoke alarms are required outside each separate sleeping area, R313.1.2. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Show the exterior fixture wattage for determining lighting limits. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value. 2. Tucson is in climate zone 4B, 2100 HDD, IRC chapter 11, local amendment. The simplified prescribed energy values for glazing U=0.65, ceiling R=19 and walls R=13 complies with 2003 IECC energy requirements, if glazing does not exceed 12% of exterior wall area. Show the window to wall calculation and energy values, or provide energy calculations per the 2003 IECC for compliance validations. Select the climate zone 4B, Pima County < 4000 ft, 2100 HDD if using REScheck. http://www.energycodes.gov/rescheck/ 3. Show the minimum allowable "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40.
