COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

Patricia Gehlen has done the last two reviews on this project. This review is a follow up to her review comments. She stated in her last review that comments 3, 4, 5 and 11 remained, as well as addressing light pole fixtures and locations. Staff agrees that comments 4, 5 and 11 have been addressed from Patricia Gehlen's last review.

1. (Per first/last review/current review) Provide a dimensioned elevation of the proposed west side of the building with the new façade to ensure setbacks are met. This is to include the new and relocated canopies.

The response provided elevation drawing, however, four concerns are present.

One, the future curb location on the plan is not clear - note 18 on sheet AS 101.00 refers to both future curb and sidewalk. Please revise this note to read future curb only - and ensure it is the future curb - and provide a separate notation for future sidewalk location.

Two, some building setbacks appear to be measured from the future right of way line, rather than the back of future curb per LUC. Revise the plan to ensure all building setbacks at the west side off Prudence are taken from the back side of the future curb.

Three, the elevation depicts a max height of 18', when there is a clear drop in grade that would have half the new building area at 22'. The elevations should show heights at each point of the project grade difference up to the total building wall height - taken from that average design grade to the top of the building wall. Please ensure the elevations are labeled and note staff needs a grade measuring point rather than finished floor. This information is all needed to ensure the building setbacks are going to be met.

Four, please provide elevation drawings for the canopies.

2. Per DS 2-09 and 3-05, staff noted the new pedestrian walk way is 6' wide abutting the handicapped parking spaces. To ensure pedestrian/handicapped access is not compromised with the width of the sidewalk to be less than 4' due to vehicle overhang, provide a 6'6" wide sidewalk -ensuring it has curbing - or provide wheel stop barriers in the parking spaces to be contained entirely within 2'6" from the top of the parking space.

3. Per DS 2-02.1.25, please provide a spec detail with dimensions for lighting in the parking lot to ensure light pole bases do not compromise the parking space depth/width.

4. Note, depending upon responses provided, further review comments may be forthcoming.

Note that staff did not provide any copies of redlined plans to return from this review.
