Zoning has reviewed the building plans but cannot approve them at this time until the following zoning concerns have been addressed. Tables for outside seating and dining are proposed outside the Safeway building, see detail 2 sheet AO.3. The location of the tables and chairs will cause a reduced sidewalk area of less than four feet in width between the access ramp and the dining area. Per development standards 2-08 a minimum width of four feet clear is required for all pedestrian sidewalks/access. Please revise the detail and ensure compliance with development standard 2-08 or remove the proposed dining area. Based on many change or revision please ensure that the site plan is revised with a keynote or cloud with note. 2. A copy of the approved and stamped site plan must be included with the building plans. 3. Zoning will re-review and approve the building plans over the counter on the next submittal providing the stamped and approved site plans are included with the building plan package. Please call in advance to set an appointment to see me for review and stamps of the building plans. |
