Minimum width and square footage measured from the inside edge of tree planters in vehicular use areas. D. Length and width of landscape borders and landscape transition borders and number of canopy trees per length. E. Square footage of all landscaped areas and calculation of the percentage of vegetative coverage. 3) Dimension the length and width of landscape borders and all tree planters on the landscape plan per DS 2-07.2.2.A.2.f. 4) Revise the landscape plan to indicate the minimum width and square footage of tree planters in vehicular use areas. Planters are to be measured from the inside edge of tree planters. DS 2-07.2.2.A.2.e, LUC 3.7.2.3.A.1.c 5) Show and identify by genus species and size all existing plants to remain in place on the landscape plan. DS 2-07.2.2.A.1.e 6) Vegetation or structures higher than thirty (30) inches must be located outside of the sight visibility triangle. Revise the landscape plan to show the SVT's and correct as necessary. 7) Revise the landscape plan to show the locations of any required or proposed screen walls or other screening elements. DS 2-07.A.3 8) All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan, tentative plat, or development plan). Revise the landscape plan to include property lines and the MS&R right-of-way lines and to provide detail for the entire parcel. 10) A 10' wide street landscape border per LUC 3.7.2.4.A is required along the entire Grant Road frontage. It is to be located based on the MS&R right-of-way line. Revise as necessary. 11) Fifty (50) percent or more of the area of the street landscape border must be covered with shrubs or vegetative ground cover. The required ground coverage must be achieved within two (2) years from the date of planting. LUC 3.7.2.4.A.5 Revise the landscape plan to demonstrate compliance. The note regarding coverage is insufficient. 12) Any required storm water detention/retention basins shall be landscaped to enhance the natural configuration of the basin. Design criteria are set forth in Development Standard 10-01.0. LUC 3.7.4.3.A 13) Revise the landscape plan to include the location and purpose of utility easements and other easements. DS 2-07.2.2.E.1 14) Provide a sheet number and title for the detail sheet. Include address and legal description. DS 2-07.2.1.B 15) All disturbed, grubbed, graded, or bladed areas not otherwise improved shall be landscaped, reseeded, or treated with an inorganic or organic ground cover to help reduce dust pollution. Dimension required zoning setbacks. D.S. 2-02.1.7 2. Dimension off-street parking layout. D.S. 2-02.1.8 3. Per L.U.C. 3.3.7.8.Any use providing less then fifty (50) motor vehicle parking spaces may substitute Class 2 spaces for the Class 1. This said the required Class 2 Bicycle parking needs to be moved to and area near the main entrance to the building. D.S. 2-09.4.1 4. If you elect to provide Class 1 Bicycle parking which meets D.S. 2-09.2.2.A.1 in its current location shown you must provide the required signage and lighting per D.S. 2-09.5.1, D.S. 2-09.6.4 5. Site visibility triangles are shown incorrectly. D.S. 3-01.5.1 & D.S. 3-01.5.3 6. There is no parking allowed within a site visibility triangle (SVT). There is currently parking shown within the future SVT. D.S. 3-01.5.1.A.1 There are two options. The parking plan can be revised to meet the requirements of the code. The parking shown can remain as shown and an MS&R plan showing how the parking will work when the future R.O.W. is taken will need to be provided along with an recorded MS&R covenant. 7. Pedestrian and handicapped circulation is required to connect this project to the existing sidewalk running parallel to Grant Road and on site connection to the Burger King and Walgreens. D.S. 2-08.3.1 See D.S. 2-08 for specifics. 8. A sidewalk is required along both the east and west parking areas between the parking and the building. Minimum width is 4'-0". If the 4'-0" sidewalk is used then curb stops are required. A 6'-6" sidewalk may be use and no curb stops are required. D.S. 2-08.4.C & D.S. 2-08.5.1 9. It appears that there is a conflict with existing curbing at the loading zone, please clarify. Also provide dimensions for the load space and demonstrate maneuvering area. D.S. 2-02.1.14 10. Retail Building Site plan T06CM03269 (First Review) RESUBMITTAL REQUIRED: Site Plan. The Site Plan (SP) cannot be approved as submitted. Please include a response letter to the comments along with the corrected copies of the SP with your next submittal. 1. Please remove General Note 5 as the comment does not apply. The City of Tucson does not have a Type 2 Grading Permit. 2. Please revise the Sight Visibility Triangles (SVT) as described below: 2.1. The right-of-way (ROW) dimensions for intersections of Major Streets & Routes (MS&R) affects the subject property because you are within 600 feet of the intersection. Please follow the table and diagram found in the Major Street & Routes Plan Policy 2D, Figure 1, and show this on the SP as the future ROW. The MS&R Plan is available online under the Department of Urban Planning & Design and looking under the All Plans link. Figure 1 is on page 9. As an FYI, the values for the variables are: 2.1.1. A = 120 feet 2.1.2. B = 150 feet 2.1.3. C = 300 feet 2.1.4. D = 300 feet 2.2. The future SVT will be drawn from this revised future ROW. 2.3. The near-side limb of all the SVTs is 365 feet, not 165 feet. Please revise all SVTs with this dimension (existing and future). 2.4. Because there is a median on Grant Rd., the far-side SVT limb is 30 feet. Please revise all SVTs with this dimension (existing and future). 2.5. The revisions to the SVT as described above may satisfy Zoning's comment number 6. Please verify and advise Zoning. 3. Please call out the details on sheet C3 on sheet C1, either on the SP or in the Keynotes. For example, the refuse container location, called out in Keynote 9, has a detail on sheet C3 (number 13).
