This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. Construction drawing guidelines are available from the residential desk of the Development Services Division. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All model plans shall reference these codes. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references. Correct illegible overtyped statements: All dimensions and notes shall be consistent on each plan or elevation. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. SITE PLAN: · Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1. · Indicate the location of gas, water, electric and sewer or septic line on the property, from property line to building. Provide the location of utility meters FLOOR PLANS: · Detail and specify stair width (minimum 36", R311.5.1), rise and run (minimum 10" tread depth and 7 ¾ " maximum riser height, R311.5.3), landing width (R311.5.4), handrail heights (R311.5.6.1), guardrail height (R312.1) and intermediate rail spacing (R312.2). Maximum vertical rise is 12' between floors or landings, IBC 1009.6. · Provide or clarify the minimum headroom, in all parts of the stairway shall be not less than 6'-8" measured vertically from the slope plane adjoining the tread nosing or from the floor surface of the landing or platform. IRC Sec. R311.5.2. · Show the location of a minimum 22"X30" attic access. Attic access is required if the space exceeds 30SF with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807. STRUCTURAL PLANS: · Completely detail and specify type of connections to the foundation and/or framing members: Beam to post Post to slab, add note for standoff post base CB66 required 2 #5/8"Æ Machine bolts · Note or detail trimmers, headers and framing anchors (show sizes) at framed door and window openings. PLUMBING PLANS: · The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. · Note and specify all piping materials. · Provide an isometric drawing of waste lines showing the size of waste lines, vents and required clean-outs. · Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5 assuming 46 to 60 psi. · Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. A water line diameter of 1" is usually required for a two-bathroom residence. · Hose bibs require backflow preventers, UPC 603. · Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5. · Show a upper terminal cleanout, or two-way cleanout 2' from the building at the lower end, UPC 707.4 w/ State amendment. · Show a VTR for the water closet, UPC 904.0. (If is provided on isometric drawing . ok.) · Show plumbing vents (VTR) within acceptable distances from traps (maximum 6' for water closets), UPC Table 10-1. · Plumbing vents shall be a minimum of 10 feet away from all air intakes, UPC 906.2. MECHANICAL PLANS: · Provide an equipment specification list including the furnace and evap cooler. · Show dryer vent size and location, M1501. · Air intake openings shall be located a minimum of 10' from (any street or alley), or 2 feet below any vent or chimney, R303.4. · Note that fresh air openings shall be located a minimum of 10' from vent openings or exhaust outlets unless the outlet is 3 feet above the air inlet, M1602.2.1. ELECTRICAL PLANS: · A receptacle outlet shall be provided within 3' of the basin in each bathroom, E3801.6. Bathroom receptacles shall be on a separate 20 AMP circuit with no other outlets, E3603.4. Clarify branch circuit number added. All receptacle outlets in bathrooms at grade level and within 6' of a wet bar shall have ground fault circuit interrupting protection. Note on the drawings at each outlet requiring such protection, E3802. · Provide smoke detector outside on master suite. Smoke alarms are required outside each separate sleeping area R313.1.2. OUTDOOR LIGHTING CODE · How does the site comply with the outdoor lighting code? · Full cut-off fixtures have no emittance above the nadir (no deco openings, semi-opaque panels or exposed lamps). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). · Show compliance with City of Tucson Outdoor Lighting Code; the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Provide further information for fixtures. Provide lamp data for all FCO fixtures.
