The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable.

This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. Should you have questions regarding the comments herein, please contact your plans examiner Antonio Moya.

Cover Page
Provide a site plan indicating the location of all structures on the property. Reference IRC Sections R105.3, R106.2.

Provide dimensions from all structures to property lines and show distances between all structures. Reference IRC Sections R105.3, R106.2.

Indicate dimensions of all property lines and easements. Reference IRC Sections R105.3, R106.2.

Show all driveways, sidewalks, steps, and fences. Reference IRC Sections R105.3, R106.2.

Indicate the locations of gas, water, electric, and sewer or septic lines on the property and where they enter the building. Provide the location of your water meter and septic system, if it exists. Reference IRC Sections R105.3, R106.2.

Sheet 1
By definition, a den that has a closet is considered a bedroom and must meet all the requirements of a bedroom, such as light, ventilation, electrical, egress, etc. Reference City of Tucson Submittal Requirements.

Sheet 3
Annotate on the plans that the weep screed will be a minimum of 4” above the earth and a minimum of 2” above paved surfaces. Reference IRC Section R703.6.2.1.

Sheet 4
Provide access to each separate attic and under floor space that exceeds 30SF. Designate locations on the drawings. Openings shall not be less than 22” X 30” for attics or 18” X 24” for under floor space. Attic access shall provide a minimum of 30” of headroom and shall be located in a hallway or readily accessible space. Reference IRC Sections R807.1, R408.3.

Show calculation of attic ventilation area. Note location of all vents needed to comply or show compliance with an accepted Non-vented Roof Method Details 1-8, Dated 7/18-19/2001 as permitted by Section R104.11, Alternate Methods. Reference IRC Section R806.2.

Sheet 5
Section B-B shows a roof inside the higher roof. Please clarify how this will be obtained. Reference IRC Section 106.1.1.

Sheet 6
Show compliance with IRC R310 providing egress from bedrooms to meet the following minimum specifications: Maximum sill height of 44”. Reference IRC Section R310.1.

For thin-coat stucco systems over foam board, note and specify the listing agency’s evaluation report number, system name and manufacturer, and note and specify the vapor barrier. Reference the City of Tucson Submittal Requirements.

Sheet 7
The left elevation shows the garage and the floor plan shows the garage door to be on the front elevation. This left elevation is inverted to how the floor plan is drawn. Please clarify. Reference IRC Section 106.1.1.

STRUCTURAL COMMENTS:
Sheet 2
Locate and detail all footings for the turndowns. Reference IRC Section R403.1.

All slabs and pads, including landings at all doors, shall be shown and their thickness specified. Reference IRC Sections R506.1, 403.1.

Please clarify spec note of 1500 pounds per square inch of assumed soil bearing value. Reference IRC Section 106.1.1.

Sheet 3
Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used. A soils report is not required unless any portion of the structure is to be supported on fill. Please clarify the spec on note #5 of 2000 pounds per square inch. Reference IRC Section R401.4

Sheet 4
Specify lumber grade and species. Specify manufacturer and series on glue-lams and “I” joists. Reference IRC Section R106.1.1.

Specify weight of roof system items (for example, weight of selected tile). Provide listing agency evaluation report number and manufacturer of all concrete or clay-type roofing. Reference IRC Section R106.1.1.

A dutch hip roof is being specified but the elevations don’t show those details. Please clarify. Reference IRC Section 106.1.1.

PLUMBING COMMENTS:
Sheet 12
Note and specify all piping materials. Reference UPC Section P2608.1.

Show the required clean-outs. Reference City of Tucson Submittal Requirements.

Waterline: Provide the total fixture unit demand (based on Tables 6-4 & 7-3 or Tables L-1 & L-2). Reference UPC Section 610.

The City of Tucson has adopted the 2003 Uniform Plumbing Code with local amendments. All plans must reference the 2003 UPC with local amendments in its entirety.

MECHANICAL COMMENTS:
Sheet 11
Note on plans: “Mechanical shall comply with 2003 IRC Chapters 12-24.” Reference IRC Section M1201.2.

Show exhaust fan locations and exhaust duct terminations for bathrooms, water closet compartments and similar rooms in lieu of operable windows. Reference IRC Section R303.3.

If the heating or air conditioning equipment is located in the attic, show location of access, catwalk, and working platform. Show provisions for and route of secondary condensate drain. Reference IRC Section M1305.1.3, M1411.3.

Show on the plans the required kitchen exhaust hood and exhaust duct terminations. Reference IRC Section M1502.1.

Show on the plans how mechanical fresh air will be provided if using one of the non-vented roof methods. Reference Non-Vented Roof Details Dated 7/18-19/2001.

Please provide the capacity of the exhaust fans. Reference IRC Section 106.1.1.

On the mechanical plan the heat pump is specified to be in the garage and on the electrical plan it is specified to be out of the garage. Please clarify. Reference IRC Section 106.1.1.

ELECTRICAL COMMENTS:
Sheet 9
Note on plans: “All electrical work shall comply with 2003 IRC Chapters 33-42.” Reference IRC Section E3301.2 and City of Tucson Submittal Requirements.

Note the location, clearance, type, amperage, and disconnect of the service panel. Note the grounding and bonding method. Reference IRC Sections E3507, E3508, E3509.

Lights installed over a shower or bathtub must be approved for use in wet areas. Reference IRC Sections E3303.3, E3903.8.

Indicate the location of all disconnecting means for air conditioning and heating units, air handlers, compressors, and disconnects. Reference IRC Section E4001.5 and Table E4001.5.

Indicate on the plans that a minimum of 30” X 36” clear working space will be provided in front of all panels, cabinets, and disconnects. Reference IRC Section E3305.2.

Indicate the location of convenience outlet(s), light switch(es), and a disconnect for attic heating and air conditioning equipment. Service outlet must be within 25’ of the equipment. Reference IRC Sections M1305.1.3.1, E3801.11, E3803.4.

Show on the plans that the service outlet will be within 25’ of HVAC equipment. Reference IRC Section E3801.11.

Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used. Reference IRC Section E4001.6.

Show locations of smoke detectors. Reference IRC Sections R313.1, R313.1.1.

Please provide cut sheets for all the exterior light fixtures shown or noted on Model plans. The cut sheets need to provide lumens per fixture and show if the fixture is a full cut-off, which means no light is emitted at or above the horizontal plane. For non-Model plans, please provide cut sheets and calculations for all exterior lighting fixtures. Reference City of Tucson Outdoor Lighting Code.

Please specify how many lamps of each type are being used for the exterior lighting. Lumens will be calculated by the maximum allowed watts for each fixture that the manufacturer specifies. Reference City of Tucson Outdoor Lighting Code.

Cross-reference exterior lighting fixtures on the plans with the cut sheets and calculations submitted. Reference City of Tucson Submittal Requirements.

On the electrical plan the water heater is specified to be in the laundry room, on the mechanical plan it is specified to be in the garage. Please clarify. Reference IRC Section 106.1.1.

Sheet 10
Please change all references to the current 2002 NEC or 2003 IRC. City of Tucson adopted codes.

ENERGY CODE COMMENTS:
Sheet 11
Annotate on the plans that any ductwork installed in unconditioned space will have a minimum of R-5 insulation, and any ductwork installed outside the building envelope will have a minimum of R-8 insulation. Reference IRC Section N1103.32.

Sheet 12
Provide a note that water heaters with vertical pipe risers shall have a heat trap on both the inlet and outlet of the water heater, unless the water heater has an integral heat trap or is part of a circulating system. Reference IECC Section 504.7.
