This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. Should you have questions regarding the comments herein, please contact your plans examiner Antonio Moya. Sprinklered Alarms SFR Garage Porch N/A III-B V-B V-B 1176 324 176 No Smoke Special Inspection is required for the following items: N/A The following items are acceptable for deferred submittals: N/A ARCHITECTURAL COMMENTS: Sheet 2 Show compliance with an accepted Non-vented Roof Method Details 1-8, Dated 7/18-19/2001 as permitted by Section R104.11, Alternate Methods. Reference IRC Section R806.2. Sheet 4 Provide access to under floor space that exceeds 30SF. Designate locations on the drawings. Openings shall not be less than 18” X 24” for under floor space. Reference IRC Sections R807.1 and R408.3. Section B/4 shows the bottom floor joist parallel to the wall, where on the floor plan on Sheet 6, they are shown perpendicular to the wall. Please clarify. Reference IRC Section 106.1.1. Sheet 5 Detail and specify stair width (minimum 36”), rise and run (minimum 10” tread depth and maximum 7¾” riser height), landing width, handrail heights, guardrail height and intermediate rail spacing. Reference IRC Sections R311 and R312. For thin-coat stucco systems over foam board, note and specify the listing agency’s evaluation report number, system name and manufacturer, and note and specify the vapor barrier. Reference the City of Tucson Submittal Requirements. Sheet 6 The under floor space vents can only be 3” maximum from the outside corner of the building wall. Reference 2003 IRC Section R408.2. STRUCTURAL COMMENTS: Sheet 4 On the cross sections it is specified to maintain a minimum of 18” clearance between the floor and the dirt. Please provide details on how this floor framing will be built. Reference IRC Section 106.1.1. Sheet 5 Note and specify the size, spacing, and length of anchor bolts for sill plates, top plates and ledgers. Reference IRC Section R106.1.1. Sheet 6 All slabs and pads, including landings at all doors, shall be shown and their thickness specified. Reference IRC Sections R506.1 and 403.1. Indicate the slope for exterior slabs. Reference IRC Section R311.6.1. Specify design criteria on plans. Provide values for floor dead load and live load, as well as roof dead load and live load. Reference IRC Sections R301.4 and R301.5. PLUMBING COMMENTS: Sheet 8 Gas: Provide the length of the branch line to each appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system. Reference UPC Section 1217.2. Waterline: Provide the total fixture unit demand (based on Tables 6-4 & 7-3 or Tables L-1 & L-2) and the maximum developed length. Reference UPC Section 610. MECHANICAL COMMENTS: Sheet 8 Show on the plans the required kitchen exhaust hood and exhaust duct terminations. Reference IRC Section M1502.1. Show on the plans how mechanical fresh air will be provided, if using one of the non-vented roof methods. Reference Non-Vented Roof Details Dated 7/18-19/2001. ELECTRICAL COMMENTS: Sheet 9 Show on the plans that the service outlet will be within 25’ of HVAC equipment. Reference IRC Section E3801.11. Note on plans: “All branch circuits that supply 125-volt, single-phase, 15- and 20-ampere outlets installed in dwelling unit bedrooms shall be protected by an arc fault circuit interrupter listed to provide protection for the entire branch circuit.” Reference IRC Section E3802.11. Please provide cut sheets for all the exterior light fixtures shown or noted on Model plans. The cut sheets need to provide lumens per fixture and show if the fixture is a full cut-off, which means no light is emitted at or above the horizontal plane. For non-Model plans, please provide cut sheets and calculations for all exterior lighting fixtures. Reference the City of Tucson Outdoor Lighting Code. Please specify how many lamps of each type are being used for the exterior lighting. Lumens will be calculated by the maximum allowed watts for each fixture that the manufacturer specifies. Reference the City of Tucson Outdoor Lighting Code. Cross-reference exterior lighting fixtures on the plans with the cut sheets and calculations submitted.
