3) Landscape borders proposed in right-of-way or MS&R areas must be approved by the City Engineer or designee and comply with the City Engineer's requirements on construction, irrigation, location, and plant type. Provide verification, in writing, of any approvals obtained. Contact Gary Wittwer, DOT Landscape Architect for specific requirements. LUC 3.7.2.4.A

4) Vegetation or structures higher than thirty (30) inches must be located outside of the sight visibility triangles. Revise the plans and details to show SVT's per DS 3-01.5.2.A.
Relocate or replace any plants that typically interfere with the required sight visibility plane.

5) The required width of parking spaces located next to structures greater than 6" in height is ten (10) feet, to provide extra width to allow passengers to enter and exit the vehicle on the side where the barrier exists.

RESUBMITTAL REQUIRED: Site Plan and Grading Plan.

The Site Plan (SP) and Grading Plan (GP) cannot be approved as submitted. Please address the following review comments prior to the next submittal. The following comments are minimal therefore engineering will be o.k. with a Walk-Through review process during re-submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Revisit Benchmark data on sheet 1. It reads the same as the basis of bearing note.
3. If applicable, all easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20.
4. Label existing and future Right of Way. It may be one in the same but please verify.
5. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
6. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
7. As per Federal ADA requirements, all wheel chair ramps shall have the Truncated Domes instead of the standard grooves, which are shown on City of Tucson Standard Detail 207. Aside from the Truncated Domes, the wheel chair ramps shall be constructed in accordance with the Standard Detail 207.
8. Revise the 'Paving Construction note' # 8 to include truncated domes.
9. Consider dimensioning pavement removal on the Demo sheet for clarity.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies of the Grading Plan.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-02.2.1.4 In the location map provide, section, township, and range; section corners; north arrow; and the scale (min. 3"= 1 mile).

2. DS 2-02.2.1.6 Provide dimensions for the building foot print on the site plan.

3. DS 2-02.2.1.8 Clearly indicate required barriers or wheel stops at all parking spaces to prevent overhanging into required landscape areas, at sidewalks which would limit the sidewalk to less than 4', and at the handicap space to prevent damage to the sign. See DS 3-05.2.3.C.1.

The parking space located north of the trash enclosure is required to be a minimum of 10' in width as per DS 3-05.2.1.B.3. Any parking space adjacent to a vertical barrier greater than 6" in height (wall of the trash enclosure) is then required to be 10' in width.

Provide a detail of the required handicap parking space signage. (minimum clearance from the grade to bottom of sign is 7'-0")

4. DS 2-02.2.1.10 The sight visibility triangles do not appear to be indicated correctly along Dodge Blvd. and are missing along Speedway Blvd.. See engineering comments.

5. DS 2-02.2.1.12 Clearly indicate required pedestrian circulation from Speedway and Dodge Blvd. to the building. Missing handicap ramps, crosswalks, sidewalks, etc. See DS 2.08.3.1

Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area.

Clearly indicate if the sidewalk area is flush with the pavement. If the sidewalk is flush with the pavement, a strip of truncated domes 24" in width will be required along all areas of the pedestrian circulation path which are flush with the pavement that are transitioning to vehicular use areas.

A minimum 4' wide sidewalk is required between the building and a parking space(in front of the indicated parking spaces). See DS 2-08.4.1.C and Figure 2.

A 5' pedestrian refuge is required in front of the "loading dock" and in front of all bay openings. Indicate clearly as a striped cross walk. See DS 3-05.2.2.B.1

6. DS 2-02.2.1.13 If applicable, provide the location, type, size, and height of existing and proposed signage including billboards.

7. DS 2-02.2.1.14 Clearly indicate the location and size (dimensions) of the required loading zone. Clearly demonstrate maneuverability for vehicles in and out of the loading zone.

8. DS 2-02.2.1.20 Clarify the use of the existing electrical easement at the east side of the property as to whether the easement is an aerial or underground easement. . If the easement is for underground utilities a portion of the easement will be required to be abandoned. A structure is not allowed to be constructed over an easement.

9. DS 2-02.2.1.25 If applicable, provide existing and proposed lighting layout and detail the type of light and pole.

10. DS 2-02.2.1.31 In the project information portion of the site plan revise the use to: "Automotive - Service and Repair "30", subject to: Sec. 3.5.13.5".

11. DS 2-02.2.2.A.3 Revise the maximum Floor Area Ratio in the site calculations. The maximum FAR with a development designator of "30" is 0.75 not 0.90.

12. Based on changes to the plans and responses to the comments further comments may be forth coming.
