Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

Construction drawing guidelines are available from the residential desk of the Development Services Division.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All model plans shall reference these codes.
All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references.
Correct illegible overtyped statements:
All dimensions and notes shall be consistent on each plan or elevation.
Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005.

FOUNDATION PLANS:

· Provide and detail all footings for the following:
Connection with existing foundation
Provide detail turndowns parallel to the existing bearing or strong point footing.
· Clarify rebar location with 3" clear from footing bottom, R403.1.3.
· Epoxy connections require special inspections. If used, a special inspection request must be included with the permit application.

FLOOR PLANS:

· Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5. Verify glass door on shower. (All interior and exterior glazing in bathrooms must be safety glazing when the bottom edge is less than fifty-six inches 56" above the floor level. ARS 36-1631.

STRUCTURAL PLANS:

· Specify design criteria: Roof live and dead loads. IRC Sec. R301
· Provide complete roof information framing plans. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glue-lams, lintels, headers, ledgers and blocking.
· Completely detail all connections to the existing masonry wall/beam and framing members supports. Transfer all loads to the foundation into the earth. Note and specify connections to frame or masonry. Show the required rafter bearing contact to supporting members, R802.6. (Verify existing truss support, detail 4 on sheet 3.)
· Provide a header schedule consistent with Table 502.5(1).
· Note or detail trimmers, headers and framing anchors (show sizes) at framed door and window openings.
· Provide sufficient nailing for each blocking member on the framing plans, Table R602.3(1).
· Detail all brace wall connections from the foundation to the roof plywood.
· Provide brace wall details and notes for exterior frame walls and main cross-stud partitions, or use fully braced, R602.10.3. A minimum panel width of 48" is required to effectively brace the partition. See table R602.10.3, category "C". If bracing does not comply, provide a lateral analysis or alternate design to be reviewed by the plan examiner. Wind forces for single story residences shall use 90 MPH, exposure "B". Locate and identify brace wall panel materials (min 3/8" OSB) and locations along with the appropriate nailing schedule (8d @ 6" o/c edge & @12" o/c field), R602.10.6.
· Show lateral support of trusses. Show a detail of truss to wall connection using ties having a resistance to uplift of not less than 175 pounds, R802.10.5.
· Show details for typical non-bearing interior wall conditions (floor and rafter/joist connections & gaps).IRC R404/601/602

ELEVATIONS:
· Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905.
· Select a roof system that complies with R905.
· Note and specify all roof slopes appropriate with selected material. (minimum allowable roof slope is ¼" per foot, R905.11.1)

SECTIONS - DETAILS - MISC. NOTES:

· Untreated exterior wood siding, sheathing and wall framing shall have a 6" clearance above the ground, R319.1 (5).
· Show GluLam beams or others with 1/2" clearances from masonry, R319.1.4.
· Provide attic ventilation for all concealed attic spaces and concealed rafters spaces, included required and provided net free ventilation area. Where eave or cornice vents are installed insulation shall not block the free flow or air. A minimum of 1-inch space shall be provided between the insulation and roof sheathing at he location of the vent.

PLUMBING PLANS:

· The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code.
· Provide an isometric drawing of waste lines showing the size of waste lines, vents and required clean-outs.
· Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5 assuming 46 to 60 psi.
· Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. A water line diameter of 1" is usually required for a two-bathroom residence.
· Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute, State Amend. R4-48-104.
· Hose bibs require backflow preventers, UPC 603.
· Show plumbing vents (VTR) within acceptable distances from traps (maximum 6' for water closets), UPC Table 10-1.

MECHANICAL PLANS:

· Show bathroom exhaust fan locations with CFM rating R303.3 and M1506. or verify and add note window openable.

ELECTRICAL PLANS:

· Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42.
· Note that light fixtures in clothes closets shall be installed in accordance with E3903.11.

INTERNATIONAL ENERGY CONSERVATION CODE:

· Show compliance.
· Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13, Provide energy calculations per the 2003 IECC w/ local amendments for compliance validations. (Climate zone 4B, Pima County < 4000 ft, 2100 HDD) to support selected "R" values of insulation and "U" values of the windows and doors. http://www.energycodes.gov/rescheck/
