This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. Should you have questions regarding the comments herein, please contact your plans examiner Jim Stanley. The following items are acceptable for deferred submittals: N/A GENERAL COMMENTS: All Sheets Provide clear information on all work being done so the building evaluation could be adjusted accordingly. Reference IRC Section 106.1.1. COMMENT REMAINS: Not addressed. Due to the limited information and clarity of the current submittal, additional comments may be generated upon the review of subsequent submittals. COMMENT REMAINS: Not addressed. ARCHITECTURAL COMMENTS: Sheet 1 All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36” in the direction of travel. Reference IRC Section R311.4.3. COMMENT REMAINS: Not addressed. Provide window type, and designate the operable portion of windows, as well as the location of tempered glass. Reference IRC Section R308.4. COMMENT REMAINS: Not addressed. Show compliance with IRC R310 providing egress from bedrooms to meet the following minimum specifications: - Maximum sill height of 44”. Reference IRC Section R310.1. - Minimum net clear opening area of 5.7 SF. Reference IRC Section R310.1.1. Minimum net clear opening dimension of 24” height and 20” width. Provide elevations for den/bedroom. Reference IRC Sections R310.1.2, and R310.1.3. COMMENT REMAINS: Not addressed. Individual dwelling units in duplexes must be separated by a 1-hour firewall and/or floor assemblies from floor to bottom of roof sheathing. Please provide the GA or UL listing for the one-hour rated walls and floor. Reference IRC Section R317.1. COMMENT REMAINS: Not addressed. Provide proper one-hour wall separation where the rated wall meets the stairway. Reference IRC Section 317.1. COMMENT REMAINS: Please provide the GA or UL listing for one-hour separation. Detail and specify stair width (minimum 36”), rise and run (minimum 10” tread depth and maximum 7¾” riser height), landing width, handrail heights, guardrail height and intermediate rail spacing. Reference IRC Sections R311, R312. COMMENT REMAINS: Not addressed. By definition, the den that has a closet is considered a bedroom and must meet all the requirements of a bedroom, such as light, ventilation, electrical, egress, etc. Reference the City of Tucson Submittal Requirements. COMMENT REMAINS: Not addressed. The penetrations shall be protected by an approved penetration firestop system in accordance with ASTM 814 or UL1479 and shall have an “F” rating of the wall or floor. Reference IRC Section R317.3.1.2. COMMENT REMAINS: Provide product name and listing. Sheet 9 On the plot plan, it is not clearly shown how the structure is located on the property. The structures do not coordinate with the footprint of the floor plan. Please clarify. Reference IRC Section 106.1.1. COMMENT REMAINS: Not addressed. STRUCTURAL COMMENTS: Reviewed and accepted. PLUMBING COMMENTS: Sheet 3 Gas: Provide the length of the branch line to each appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system. Reference UPC Section 1217.2. COMMENT REMAINS: Not addressed. The City of Tucson has adopted the 2003 Uniform Plumbing Code with local amendments. All plans must reference the 2003 UPC with local amendments in its entirety. COMMENT REMAINS: Not addressed. MECHANICAL COMMENTS: Sheet 1 Please provide a mechanical plan for review. Reference IRC 106.1.1. ELECTRICAL COMMENTS: Sheet 6 Note on plans: “All electrical work shall comply with 2003 IRC Chapters 33-42.” Reference IRC Section E3301.2 and City of Tucson Submittal Requirements. COMMENT REMAINS: Not addressed. Note the location, clearance, type, amperage, and disconnect of the service panel. Note the grounding and bonding method. Reference IRC Sections E3507, E3508, E3509. COMMENT REMAINS: The plan reflects only one panel. Receptacle outlets shall be provided at each kitchen counter space wider than 12”, and shall be installed so that no point along the wall line is more than 24” from a receptacle outlet. Reference IRC Section E3801.4.1. COMMENT REMAINS: Not addressed. All receptacle outlets that serve countertop surfaces in kitchens, within 6’ of a kitchen sink shall have ground fault circuit interrupt protection. Note on the drawings each outlet requiring such protection. Reference IRC Section E3802. COMMENT REMAINS: Not addressed. Note that two or more 20-amp small appliance circuits shall be provided to serve all receptacle outlets in the kitchen, pantry, breakfast room, and dining room. Such circuits shall have no other outlets. Reference IRC Sections E3603.2, E3801.3.1, E3801.2. COMMENT REMAINS: See Note # 4. Submit electrical riser diagram.
