Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

1. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references. Note #16/4,
2. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005.

FOUNDATION PLANS:

1. All foundation hold-downs and anchor-bolt spacing (at quarter points) for brace wall panels shall be specified and located, R403.1.6 & R602.10.3 or R602.10.6.
2. Provide the sheer wall schedule referenced at detail #3/4.

FLOOR PLANS:

1. Show the wet bar area window (within 24" of the doorway) as tempered glass, R308.4
2. Locate and identify brace wall types and locations (include interior wall lines) along with the appropriate holdowns and nailing schedule, R602.10.

STRUCTURAL PLANS:

1. Provide manufacturer's calculations and data for pre-fabricated trusses, or note the requirement for deferred submittal to (City of Tucson) building inspector at installation. Revise note #4/2a.
2. Specify roof framing (LPI) products that are currently available.
3. Note the header size at the 8' patio span.
4. The 6" x 12" header for the 10' span between the pantry/hall and kitchen is undersized.
5. Provide a complete braced panel layout identifying materials and nailing, Table R602.10.1. All parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R602.10.1.1

ELEVATIONS:

1. Note and dimension the fireplace chimney shall terminate a minimum of 2' above any point of roof within 10' measured horizontally and not less than 3' above the point where the chimney passes through the roof, R1001.6.

SECTIONS - DETAILS - MISC. NOTES:

1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.
2. R-30 insulation shown at detail #6/6 is not consistent with detail #1/6 and the REScheck Compliance Report.
3. Specify the materials at the exterior rafter/joist underside, detail #10/6.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 (update the 1994 reference at sheet 1 and note #1/7) Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code.
2. Show the BTU/h demand for the fireplace (direct vent) as 40,000 unless providing the manufacturer's data, Table 12-1.
3. Provide the total fixture unit demand for the water supply per 2003 UPC Table 6-4.

ELECTRICAL PLANS:

1. Show an underground service entrance on the Riser Diagram, or complete the Electrical Service Wavier form.
2. Show the 300 AMP Service Panel and 150 AMP Sub-Panel on the Riser Diagram.
3. Show the 150 AMP Sub-Panel on the Electrical Plan.
4. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510.
5. Circuits #6,8 require #1/0 Cu wire sizes on the panel schedule.
6. The range and clothes dryer circuits are reversed on the panel schedule.
7. An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11.

OUTDOOR LIGHTING CODE

1. Full cut-off fixtures have no emittance above the nadir (no deco openings, semi-opaque panels or exposed lamps). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
2. Show compliance with City of Tucson Outdoor Lighting Code; the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Review guidance: www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show the "U" values of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40.
