Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.
SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical codes. All code references are to the 2003 IRC, City of Tucson Amendments, 2003 UPC and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.
GENERAL REQUIREMENTS:
1. Note that the current residential building code adopted by the City of Tucson is the 2003 IRC. All references to the building code are 2003 IRC unless noted otherwise.
2. All plans shall be legible and a scale no smaller than ¼ inch = 1-foot shall be used for all floor plans, framing plans and elevations. Details and cross sections shall be a minimum 3/8 inch = 1-foot scale.
3. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints.
4. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
5. List the square footage for all the following areas separately on the drawings:
- Livable area
- garage
- porch / patio covers
- decks
6. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.
SITE PLAN: (NOT REQUIRED FOR MODEL PLANS)
1. Address in title block for project conflicts with permit address.
FOUNDATION PLANS:
1. Locate and detail all footings for the following:
- Posts - detail 1/A2 provide specification sheet for APS6 specified it is not in their catalog or on-line.
FLOOR PLANS:
1. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass per R308.4.6.
2. Show compliance with R310 providing egress from bedrooms to meet the following minimum specifications.
- Maximum sill height of 44".
- Minimum net clear opening area of 5.7SF.
- Minimum net clear opening dimension of 24" height and 20" width.

3. Provide access to each separate attic and under floor space that exceeds 30SF. Designate locations on the drawings. Openings shall not be less than 22"X30" for attics, or 18"X24" for under floor space. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space per R807.
4. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. Dimension the shower.
5. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per UPC SEC. 410.0. All glass enclosures shall be tempered.
6. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per R307.2 (figure). Provide dimensions for clarification.
7. Detail and specify stair width (minimum 36"), rise and run (minimum 10" tread depth and 7 ¾" maximum riser height per R314), landing width (per R312), handrail heights (per R315), guardrail height (per R316) and intermediate rail spacing (per R316). Exterior.
8. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height.
STRUCTURAL PLANS:
1. Review amendments R614. Review tables R614.2.1 (1-6) for height, width, and bond beam requirements. Review maximum length R614.2.2 metal stud framing for lateral bracing would need to be justified by Architect or structural engineer with structural calculations.
2. Clarify moisture barrier between foundation and earthen wall R614.3.1.
3. Specify lateral support of trusses.
4. Detail gable end bracing connections.
5. Completely detail all connections and cross-reverence to the foundation and framing plans:
- Trusses to top plate - provide the detail drawn on the permit set.
- Clarify if new openings are being made for the double hung windows specified at existing structure.
- Dimension dtl 14/A7
- Provide wall to truss connection for bridge.
- Specify ceiling joist 3-point bracing per table R804.3.1 IRC 2003 see section 13/A7 detail all connections.
- Provide specifications on 7/8" hat channel at roof and ceiling.
- 2 x 6 rafter framing as specified on roof framing @ bridge exceeds allowable see table 802.5.1(2)
- Provide specifications on 7/8" hat channel at roof and ceiling.
- Detail header support for openings in mtl stud framing

ELEVATIONS:
1. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation per R905. Clarify / provide specifications for dimensional shingle system.
2. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply.
3. Note glass in hazardous areas shall be safety glass per 308.4.
4. For thin-coat stucco systems over foam board, note and specify the ICBO evaluation report number, system name and manufacturer, note and specify the vapor barrier.
PLUMBING PLANS:
1. Note and specify all piping materials.
2. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2.
3. Provide an isometric drawing of waste lines (not required for single family residence). Show the size of waste lines, vents and required clean-outs. Provide clean outs 1 ½" for sinks and showers and 2 ½" at water closet and where waste line exits the building. See redlines.
4. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and shower heads, 3 gallons per minute.
5. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down.
6. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
7. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.
ELECTRICAL PLANS:
1. Lights installed over shower or bathtub must be approved for use in wet area. (see E3903.8)
2. Note that at least one 20 AMP branch circuit shall be installed to serve the laundry room and this circuit shall have no other outlets, per E33603.3 and 3801.8.
3. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
