Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.


Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005.


FOUNDATION PLANS:

1. Provide the STHD hold-down detail referenced on the Hold-down Schedule, sheet #6. Locate all hold-downs on the foundation plan.

FLOOR PLANS:

1. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8" type X gypsum board or equivalent, R309.2.
2. Show the window size for Bedroom #2, sheet #3, in compliance with R310.
3. Provide fireplace cut sheets, make, model number and the approval number of the UL-127 testing agency (IE: ICBO #) for factory built (zero clearance) fireplaces, R1002, or note the requirement for deferred submittal to building inspector at installation. Provide descriptive keyed note #35/2.

STRUCTURAL PLANS:

1. Specify design criteria on plans. Provide values for floor dead load and live load as well as roof dead load and live load.
2. Show material and size of all framing members including the header at the family room window.
3. Reference a detail (not 11/12) showing a hold-down connection at the garage door outside corner, sheet #9.
4. Provide a complete braced panel layout showing panels at the ends (within 12.5') of all wall lines (sheet #9 & 10) Table R602.10.1, or provide the design criteria for the selected bracing method. Wind forces for single story residences shall use 90 MPH; two story residences use exposure "C".
5. Specify weight of roof system items (for example, weight of selected tile). Provide ICBO evaluation report number and manufacturer of all concrete or clay-type roofing, or note the requirement for deferred submittal to building inspector at installation.

SECTIONS - DETAILS - MISC. NOTES:

1. Provide section details #31 & 33/15 as referenced on Floor Plans sheets #2 & 3.
2. Provide keyed note #39, sheet #4.
3. Provide section details #27 & 29/15 as referenced on Cross Section C, sheet #5.
4. Provide section details #16 & 17/12 as referenced on Sheer Wall Plan, sheet #10.
5. Revise the Truss Note, sheet #7. PCBC is not a recognized abbreviation.
6. Revise General Note #6, sheet #9.
7. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code, note #1, sheet P-1.
2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4.
3. Revise the demand for the fireplace appliance from 25,000 BTU/h to 40,000 BTU/h, UPC Table 12-1.
4. Provide an isometric drawing of waste lines showing the size of waste lines, vents and required clean-outs. The clothes washer VTR may pass through the den area.
5. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5'(all drains with a sink) UPC 707.4.
6. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6.

MECHANICAL PLANS:

1. Show the kitchen exhaust fan minimum 100 CFM rating, M1506.
2. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Show compliance for all appliances. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2.

ELECTRICAL PLANS:

1. Show the location of receptacle outlets for circuit #27 on the plan.
2. Tucson Electric Power requires a 2½" diameter service conduit, TEP SR-305.
3. Provide equipment (Panel Schedule Remark) rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510.

OUTDOOR LIGHTING CODE

1. Show the correct Lighting Area E3 on Outdoor Lighting Notes #1, and revise the calculations showing the more restrictive unshielded component limits.
2. Provide cut sheets for garage wall fixtures showing the angle of cutoff, light emissions and fixture wattage for approval as Full Cut-Off (fully shielded), or show these fixtures as unshielded on the Outdoor Lighting Notes #4 & 5.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations. If using REScheck select the climate zone 4B, Pima County < 4000 ft, 2100 HDD on the web version. http://www.energycodes.gov/rescheck/
2. Show the "R" values of insulation, as well as the "U" values of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40 on the drawings.
