This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 1. Detail 2/1 footing must be 12" into undisturbed soil. 2. Detail 3/1 Justify Lag bolts @ ledger. Reference page 157 in IRC. 3. 3000-PSI concrete requires special inspection. Uniform Administrative Code Section 306.1.1 4. Detail5/1 Alternate brace wall panels also require tie-down device providing uplift capacity of 1800 pounds at each end. (HPAHD22 or HD5A) 5. Detail 7/1 See note for 2/1 6. Roof sheathing for 24" on center spacing or greater requires 5/8" min. R803.1 7. You don't indicate any tempered glass. PLUMBING PLANS: 1. Supply to new bathroom should be in ¾" minimum cold and hot. ELECTRICAL PLANS: 1. Circuit #2 doesn't comply with E3603.3 2.
