This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Please provide ΒΌ " scaled drawings. Example: electrical drawings aren't readable SITE PLAN: 1. Indicate the location of gas, water, electric and sewer or septic line on the property, from property line to building. Provide the location of utility meters. 2. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1. FOUNDATION PLANS: 1. Show compliance with termite treatment specified by R320, as amended. FLOOR PLANS: 1. Show compliance with R303.1 providing natural light into habitable rooms (8%). Redo calc's 2. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 21", IRC figure R307.2. 3. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass (within 24" of doorways and when less than 60" above tub/shower floors), R308.4. 4. Show compliance with R310 providing egress from bedrooms to meet the following minimum specifications. Maximum sill height of 44". Minimum net clear opening area of 5.7SF. Minimum net clear opening dimension of 24" height and 20" width. R311.5.3). STRUCTURAL PLANS: 1. Specify manufacturer and series on "I" joists. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. 2. Note and specify all piping materials. 3. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4. 4. Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5 5. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. A water line diameter of 1" is usually required for a two-bathroom residence. ELECTRICAL PLANS: 1. Show the location of the panel, E3501.6.2. 2. All receptacle outlets serving kitchen countertops shall have ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802.6. 3. A receptacle outlet shall be provided within 3' of the basin in each bathroom, E3801.6. Bathroom receptacles shall be on a separate 20 AMP circuit with no other outlets, E3603.4. 4. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3. 5. Please label rooms on electric plan. 6. Please identify what is new work, redone work , or existing (nothing changing) OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. R-30 batt insulation will not provide rated value in a 2" x 8" space. Show compliance. 2. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 when glazing does not exceed 15% of exterior wall area, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations.
