Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All dimensions and notes shall be consistent on each plan or elevation.

There are also safety issues to address that haven't been. Please look at pages 17 &18 of the pool code appendices; I am enclosing with plans. I have conferred with my supervisor to verify code requirements. He wants to see compliance with Section AG 105.3 of pool code indicating your plan to secure pool area from accidents.


FOUNDATION PLANS:

1. Specify and locate all foundation hold-downs and anchor-bolt spacing (at quarter points) for brace wall panels, R602.10.6.
7. Epoxy connections require special inspections. If used, a special inspection request must be included with the permit application. Likewise for concrete @3000#.

FLOOR PLANS:

1. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass (within 24" of doorways and when less than 60" above tub/shower floors), R308.4. You don't indicate existing window, operable area, or security measures at northwest area of poolroom. Factors include R303.1 4% natural ventilation required.
Holdowns and nailing schedule, R602.10.

STRUCTURAL PLANS:

1. Truss joist doesn't make pro 150's any longer. Which I joist will you use?
2. You've called out GLB and Timberstrand beam for same location. Which do you plan to use?
3. Please indicate method of attachment for steel door cover.

SECTIONS - DETAILS - MISC. NOTES:

1. Wall section note #12 on page 7 still indicates ½" gwb on ceiling
2. Framing plan note #3 denotes 2x8 joist @32 o. c. where as wall section &detail #6 indicates 4x8 @32 o. c.

PLUMBING PLANS:

1. Indicate size and materials of plumbing relocation.

MECHANICAL PLANS:

1. Indicate return air sizes M1602

ELECTRICAL PLANS:

1. Panel schedule indicates circuits 23,24,16,17,18,21,and22 have multiple breakers and areas served. What is real?
2. Bathroom receptacles shall be on a separate 20 AMP circuit with no other outlets, E3603.4. Circuits #17 & #22 on your panel schedule.
3. Note that two or more 2O AMP small appliance circuits shall be provided to serve kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room. Such circuits shall not serve other rooms, E3603.2 and E3801.3 through E3801.4.5.
4. Note that at least one 20 AMP branch circuit shall be installed to serve the laundry room and this circuit shall have no other outlets, E3603.3 and 3801.8. (Panel Schedule #24)
5. Indicate the location of all disconnect switches for air handling equipment. Mini split requires separate circuit.
6. Circuits serving central heating equipment shall not serve other locations, E3603.1
7. Receptacles should comply with sections E4103.1.3, E4103.1.4 & E3902.10 Please try to provide more receptacles that are compliant, as they should not exceed 12' spacing in livable areas.
8. Lights should comply with section E4103.4. Indicate method of compliance.
