This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. See http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html for all adopted amendments. All code references to the International Residential Code shall be changed from 2006 to 2003 with appropriate paragraph references. All dimensions and notes shall be consistent on each plan or elevation. You do not indicate any provisions to deal with humidity resulting from indoor pool. There are also safety issues to address that haven't been. Please look at pages 17 &18 of the pool code appendices; I am enclosing with plans. I am going to confer with my supervisor to verify code requirements. You are also not indicating much information about duct change. Are you planning on running in attic? Furring down ceilings? Please give me some information to the extent of remodel. FOUNDATION PLANS: 1. You don't indicate what manufacture's spec.'s are for keynote #4 2. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3. 3. Show compliance with termite treatment specified by R320, as amended. 4. Show the minimum 12" footing depth below undisturbed soil, R403.1.4. 5. Show the 6" minimum foundation height above finished grade, R404.1.6. 6. Specify and locate all foundation hold-downs and anchor-bolt spacing (at quarter points) for brace wall panels, R403.1.6 & R602.10.3 or R602.10.6. 7. Epoxy connections require special inspections. If used, a special inspection request must be included with the permit application. FLOOR PLANS: 1. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass (within 24" of doorways and when less than 60" above tub/shower floors), R308.4. 2. Locate and identify brace wall types and locations (include interior wall lines) along with the appropriate holdowns and nailing schedule, R602.10. STRUCTURAL PLANS: 1. Provide complete roof and floor framing plans. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glue-lams, lintels, headers, ledgers and blocking. 2. Specify lumber grade and species. Specify manufacturer and series on glue-lams and "I" joists. GLB appears to located in wrong plane. There is not enough information to calculate load on that beam. Justify header framing @mini-split. 4. Completely detail all connections to the foundation and/or framing members: Trusses to top plate Ledgers to masonry or framing Joist to ledger Hanger types 5. Locate and identify brace wall panel materials (min 3/8" OSB) and locations along with the appropriate nailing schedule (8d @ 6" o/c edge & @12" o/c field), R602.10.6. 6. Show lateral support of trusses. Show a detail of truss to wall connection using ties having a resistance to uplift of not less than 175 pounds, R802.10.5. SECTIONS - DETAILS - MISC. NOTES: 1. On standard detail sheets, cross out all details that do not apply or are not being used. 2. Cross-sections shall be cross-referenced to the floor plan and framing plans. Examples: wall section keynotes #5 what is location? #10 where is location of any 2x12 roof joist? 3. Provide a header schedule consistent with Table 502.5(1). 4. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. 2. Note and specify all piping materials. 3. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5. 4. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. 5. Show plumbing vents (VTR) within acceptable distances from traps 6. Indicate method of relocation water heater and washer.(supply and waste) MECHANICAL PLANS: 1. Show dryer vent size and location, M1501. 2. Provide return air duct and register sizes, M1602. ELECTRICAL PLANS: 1. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3. 2. Bathroom receptacles shall be on a separate 20 AMP circuit with no other outlets, E3603.4. Circuits #17 & #22 on your panel schedule. 3. Note that two or more 2O AMP small appliance circuits shall be provided to serve kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room. Such circuits shall not serve other rooms, E3603.2 and E3801.3 through E3801.4.5. 4. Note that at least one 20 AMP branch circuit shall be installed to serve the laundry room and this circuit shall have no other outlets, E3603.3 and 3801.8. (Panel Schedule #24) 5. Indicate the location of all disconnect switches for air handling equipment. Mini split requires separate circuit. 6. Indicate the location of convenience outlets and light switches for attic heating and air conditioning equipment. Service outlet must be within 25' of equipment. (see E3801.11 and E3803.4) 7. Circuits serving central heating equipment shall not serve other locations, E3603.1 8. Receptacles should comply with sections E4103.1.3 , E4103.1.4 & E3902.10 9. Lights should comply with section E4103.4. Indicate method of compliance. 10.
