This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. Please review these plans as many details and notes don't apply or show no continuity. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. All dimensions and notes shall be consistent on each plan or elevation. Remove any/all notes not applicable. FOUNDATION PLANS: 1. Justify use of 3 #3 rebar in column footings. 2. Indicate verticals into footings. 3. Plan view & dimensions for columns conflict. 4. Field welding requires special inspections. If used, a special inspection request must be included with the permit application. 5. Indicate method of attaching new slab to existing slab. FLOOR PLANS: 1. Projections shall not extend to a point closer than 2 feet from the property line, and when extending into the 3-foot fire separation distance shall have not less than one-hour fire-resistive construction on the underside. Provide notation-showing compliance with R302.1. STRUCTURAL PLANS: 1. Show size and spacing an of all framing members. 2. Specify lumber grade and species 3. Provide sufficient nailing for each blocking member on the framing plans, Table R602.3 (1). Indicate blocking @ joist to wall. 4. Show details for typical non-bearing interior wall. SECTIONS - DETAILS - MISC. NOTES: 1. On standard detail sheets, cross out all details that do not apply or are not being used. 2. Clarify details; details and references are not consistent or referenced to areas that apply. 3. Note and specify the size, spacing and length of anchor bolts for sill plates, top plates and ledgers, R403.1.6. 4. Note and specify all ledgers and connections to frame or masonry. (New wall between m/b & great rm.) 5. Specify all ledgers connected to masonry walls with 3x material, R606.10. PLUMBING PLANS: 1. Note and specify all piping materials. 2. Hose bibs require backflow preventers, UPC 603. ELECTRICAL PLANS: 1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 2. Note the location, type and amperage of the panel. Note the grounding and bonding method. Metallic gas lines must be bonded and shall not be used as the primary grounding method, E3508. 3. Receptacle outlets shall be installed in habitable spaces so that no point along the wall (exclude door openings) is more than 6' from a receptacle outlet, E3801.2. 4. Show locations of smoke detectors, R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. This includes existing bedrooms with attic space, R313.1.1. 5. Smoke alarms are required outside each separate sleeping area R313.1.2. 6. An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11. 7. Indicate method of relocation. Conductor size, J-box, sub-panel etc.? INTERNATIONAL ENERGY CONSERVATION CODE: 1. Justify energy calc's and statements. They differ-Look at Section A on page 3 for example.
