Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005.


FLOOR PLANS:

1. Identify windows requiring safety glazing (within 24” of doorways) W-13 & W-14, R308.4.6.
2. Show compliance with R310 providing egress from bedrooms to meet the following minimum specifications.
Maximum sill height of 44”.
Minimum net clear opening area of 5.0SF.
Minimum net clear opening dimension of 24” height and 20” width.
3. Show the location of a minimum 22”X30” attic access. Attic access is required if the space exceeds 30SF with a minimum of 30” of headroom, and shall be located in a hallway or readily accessible space, R807.
4. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6’ above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5.
5. Show fireplace location, hearth size and materials, R1003.10 or R1004.2. Provide fireplace cut sheets, make, model number and the approval number of the UL-127 testing agency (IE: ICBO #) for factory built (zero clearance) fireplaces, R1002, or note the requirement for deferred submittal to building inspector at installation.

ELEVATIONS - SECTIONS - DETAILS - MISC. NOTES:

1. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7.
2. Note and specify the ICBO evaluation report number, system name and manufacturer, R703.6.
3. Show the ceiling gypsum board as either 5/8” or ½” sag resistant when applied to 24” o/c framing, IRC table R702.3.5 footnote d.

PLUMBING PLANS:

1. Note and specify all piping materials.
2. Provide the length of line to each gas appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system, UPC 1217.0 & Table 12-7.
3. Hose bibs require backflow preventers, UPC 603.

ELECTRICAL PLANS:

1. Provide a panel schedule entry for the feeder protection of Panel C.
2. Verify the 300 AMP panel schedule entry for the rating of Panel C.
3. Rename panel schedule circuit A-1 “LTG Studio”.
4. Receptacle outlets shall be installed in habitable spaces so that no point along the wall (exclude door openings) is more than 6’ from a receptacle outlet (Bedroom & Studio), E3801.2.
5. Provide an exterior outlet circuit number at the receptacle on the Family Room roof and the porch between the Family Room and Bedroom, E3801.7.
6. Provide a circuit numbers for AH-1 and the jacuzzi tub disconnect.
7. Hallways of 10’ or more in length require a receptacle, E3801.10.
8. Lights installed over shower or bathtub must be approved for use in wet area, E3903.8.
9. All receptacle outlets within 6’ of a wet bar or sink shall have ground fault circuit interrupting protection. Label the laundry room receptacle, E3802.
10. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6.
11. Show locations of smoke detectors, R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. This includes existing bedrooms with attic space, R313.1.1.
12. Smoke alarms are required outside each separate sleeping area R313.1.2.
13. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510. Revise Electrical Note #18/E0.0.

OUTDOOR LIGHTING CODE

1. Full cut-off fixtures have no emittance above the nadir (no deco openings, semi-opaque panels or exposed lamps). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
2. Show compliance with City of Tucson Outdoor Lighting Code; the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. S1. Provide laminating details for builtup columns and beams, on the drawings.
S2. Provide beam calculation for 3 1/8 X 12 GLB at laundry.
S3. Revise the font size used on the drawings to a minimum of 1/8 inch (all upper case). Reference Section 302.3, Uniform Administrative Code, 1997.
S4. Clarify AAC Block Wall reinforcing, Structural Calculations page 22 indicates typical AAC Block Wall is to be vertically reinforced with 1 Grade 60 -#5 bar at 48" oc vs Drawing S1.1 Note 9 Re: Detail 5/S3.1 showing 1-#4 bar at 48" oc, .
S5. Clarify ledgers comply with over the top hanger requirements of a 3 ½" ledger minimum, as well as 3" nominal ledgers required at masonry per IRC Section R606, Figure R606.10(1) and IBC Section 2306, Table 2306.3.1 vs 2" nominal ledgers indicated on Ledger Schedule on drawing S2.1.
S6. Clarify Structural Design, provide calculations and details showing all DESIGN AND INSTALLATION items required by ICC Evaluation Report #ESR-1371 including :
1. Seismic Design Category D vs C shown on drawing S0.0.
2. Show all factors used in design of AAC Masonry.
3. Provide readable calculations.
4. Show formulas used in design calculations.
5. Show conformance with 2003 IBC.
6. Provide details on drawings in conformance with Structural Calculations and 2003 IBC.
7. Special Inspection.
S7. Provide a note on drawings requiring conformance of AAC Masonry Materials and Installation to ICC Evaluation Report #ESR- 1371.
