The plot plan submitted is for a duplex with two bedrooms in each unit in the R-3 zone (LUC Section 2.3.6.2.A.2). The Development Designator is "P" LUC Section 3.2.3.1.D) and the Perimeter Yard Indicator is CC (LUC Section 3.2.6.4). 2. Please provide the dimension for the wall height from design grade (ground level) to the highest point of the wall on the plot plan. The dimensions provided on the elevation drawing indicated thirteen (13) feet from the finished floor to the top of the parapet. Please be aware that the maximum height allowed with a ten (10) foot setback is thirteen (13) feet four (4) inches (LUC Section 3.2.6.4). 3. There is a covered metal patio roof and a concrete pad at the front entrance of each of the units that is on the elevation drawings but does not appear on the plot plan. These must be placed on the plot plan. The front setback is measured from the forward edge of the covered patio roofs to the front property line. The minimum front setback is the greater of twenty (20) feet or one and one-half time the full height of the building's wall facing the front property line (LUC Section 3.2.6.5). 4. Please revise the plans for compliance and resubmit. |
