Stone Avenue Tucson, AZ 85701 RE: NENADICH RESIDENCE – 1ST REVIEW CITY OF TUCSON LOG NO. T06CM02536 WILLDAN PROJECT NO. 13881-6032 The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. Should you have questions regarding the comments herein, please contact your plans examiner Antonio Moya. Sprinklered Alarms SFR N/A V-B 2428 No Smoke Special Inspection is required for the following items: N/A The following items are acceptable for deferred submittals: N/A ARCHITECTURAL COMMENTS: Sheet 1 Indicate dimensions of all property lines and easements. Reference IRC Sections R105.3, R106.2. Sheet 2 Provide access to each separate attic and under floor space that exceeds 30SF. Designate locations on the drawings. Openings shall not be less than 22” X 30” for attics or 18” X 24” for under floor space. Attic access shall provide a minimum of 30” of headroom and shall be located in a hallway or readily accessible space. Reference IRC Sections R807.1, R408.3. Detail and specify stair width (minimum 36”), rise and run (minimum 10” tread depth and maximum 7¾” riser height), landing width, handrail heights, guardrail height and intermediate rail spacing. Reference IRC Sections R311, R312. For thin-coat stucco systems over foam board, note and specify the listing agency’s evaluation report number, system name and manufacturer, and note and specify the vapor barrier. Reference the City of Tucson Submittal Requirements. Show calculation of attic ventilation area. Note location of all vents needed to comply or show compliance with an accepted Non-vented Roof Method Details 1-8, Dated 7/18-19/2001 as permitted by Section R104.11, Alternate Methods. Reference IRC Section R806.2. The under space openings are to be a maximum of 4 feet from the outside corner. Reference 2003 IRC R408.2. Provide calculations of under space ventilation area of one square foot for every 150 square feet. Reference 2003 IRC R408.2. Sheet 3 Wood sill plates shall be foundation grade redwood or pressure-treated wood. Reference IRC Section R319.1. Annotate on the plans that the weep screed will be a minimum of 4” above the earth and a minimum of 2” above paved surfaces. Reference IRC Section R703.6.2.1. STRUCTURAL COMMENTS: Sheet 3 Dimension the footing width thickness, and depth into undisturbed soil for each footing type and condition. Reference IRC Table R403.1. Indicate the slope for exterior slabs. Reference IRC Section R311.6.1. Locate and specify all anchor-bolt spacing on the foundation plan. Reference IRC Section R403.1.6 and Seismic Section R403.1.6.1. Locate and specify all post anchors on the foundation plan. Reference IRC Section R106.1.1. Specify design criteria on plans. Provide values for floor dead load and live load, as well as roof dead load and live load. Reference IRC Sections R301.4, R301.5. Sheet 6 Detail all brace wall connections from the foundation to the roof plywood. Reference IRC Section R106.1.1. PLUMBING COMMENTS: Sheet 3 Waterline: Provide the total fixture unit demand (based on Tables 6-4 & 7-3 or Tables L-1 & L-2) and the maximum developed length. Reference UPC Section 610. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down. Reference UPC Section 608.5. MECHANICAL COMMENTS: Sheet 5 If the heating or air conditioning equipment is located in the attic, show location of access, catwalk, and working platform. Show provisions for and route of secondary condensate drain. Reference IRC Section M1305.1.3, M1411.3. Show on the plans the required kitchen exhaust hood and exhaust duct terminations. Reference IRC Section M1502.1. Show on the plans how mechanical fresh air will be provided if using one of the non-vented roof methods. Reference Non-Vented Roof Details Dated 7/18-19/2001. The A/C condensate line shall be conveyed from the drain pan to an approved place of disposal. Reference 2003 IRC M1411.3. Please provide the seer rating to the A/C unit. Reference IRC Section 106.1.1. ELECTRICAL COMMENTS: Sheet 4 Note the location, clearance, type, amperage, and disconnect of the service panel. Note the grounding and bonding method. Reference IRC Sections E3507, E3508, and E3509. Indicate on the plans that a minimum of 30” X 36” clear working space will be provided in front of all panels, cabinets, and disconnects. Reference IRC Section E3305.2. ENERGY CODE COMMENTS: Sheet 3 Provide a note that water heaters with vertical pipe risers shall have a heat trap on both the inlet and outlet of the water heater, unless the water heater has an integral heat trap or is part of a circulating system. Reference IECC Section 504.7. Sheet 5 Annotate on the plans that any ductwork installed in unconditioned space will have a minimum of R-5 insulation, and any ductwork installed outside the building envelope will have a minimum of R-8 insulation. Reference IRC Section N1103.32. Sheet 6 Please submit the required energy code calculations by using the “RES” check program, Chapter 11 of the IRC, or the 2003 IECC, and also annotate on the plans.
