COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The Site Plan (SP) cannot be approved as submitted. Please include a response letter to the comments along with the corrected copies of the SP with your next submittal.

2. This project site is located within 400 feet of Silverbell Road, which is a designated Scenic Corridor Route north of Ironwood Hills Drive. It is acknowledged that a Scenic Corridor overlay zone application has been submitted for review. Once approved, add the date of approval, what was approved, and any conditions imposed as a general note.

3. The proposed pedestrian circulation as show on the plan must be a sidewalk, minimum of 4' wide. D.S. 2-08.4.1.A The parking spaces adjacent to the pedestrian circulation require barriers to prevent parked vehicles from overhanging the sidewalk. D.S. 3-05.2.3.C.1 The handicapped signs cannot reduce the width of the sidewalk to less then 4'. If the sidewalk is to be flush with the pavement at the handicapped parking the truncated domes are required the full width of the flush surface. ICC/ANSI A117.1-2003. Continuous accessible pedestrian circulation must be provided between the building and adjacent street frontage. Revise plan to show a pedestrian sidewalk connection to the new sidewalk within the right-of-way for Silver Mosaic Dr. DS 2-08.4.1

SUMMARY: Engineering Division of Development Services Department has received and reviewed the revised site plan, landscape plan, drainage report, and Geotechnical Report. The drainage report was reviewed for site plan purpose only. The site plan is not approved at this time. Please address the following comments:

SITE PLAN COMMENTS:
1) DS Sec.2-02.2.1.A.12: Revise Sheet 2 of 2 to show a minimum of 4' wide pedestrian circulation path. Per DS Sec.3-05.2.3.C.1 handicapped signs cannot reduce the width of the sidewalk too less than 4'. If the sidewalk is flush with the pavement at the handicapped parking than the truncated domes are required the full width of the flush surface. Revise the site plan to show a pedestrian sidewalk connection to the new sidewalk within the right-of-way for Silver Mosaic Dr.
2) D.S. 2-08.4.1.A Revise the site plan to show the parking spaces adjacent to the pedestrian circulation path have the required barriers to prevent parked vehicles from overhanging the sidewalk.
3) DS Sec.2-02.2.1.A.14: Provide the approved variance for the required maneuvering area for the loading zone that is shown on the revised site plan. Variance must be approved prior to site plan approval.
4) DS Sec.2-02.2.1.A.31: Provide on the revised site plans the Scenic Corridor overlay Zone. The overlay zone must be approved prior to site plan approval. It is acknowledged that a Scenic Corridor overlay zone application has been submitted for review. Once approved, add the date of approval, what was approved, and any conditions imposed as a general note.
5) The required construction easements are required prior to site plan approval, easements can not be obtained prior to construction. Provide construction easements on the site plan for construction of the columns and/or caissons along the slope access. The construction easements must be provided along with recordation information for the easements that adjacent property owners have granted access for construction vehicles across their property.

GENERAL COMMENTS:
Please provide a revised site plan, approved variance for loading zone maneuverability, recordation information for the required construction easements, and an approved Scenic Corridor Overlay Zone that address the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments.
