This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the second submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All dimensions and notes shall be consistent on each plan or elevation FLOOR PLANS: 1. Projections shall not extend to a point closer than 2 feet from the property line, and when extending into the 3-foot fire separation distance shall have not less than one-hour fire-resistive construction on the underside. Provide notation-showing compliance with R302.1. Indicate how you will comply and change your note to include "not" less than 1-hour fire rating. North and South elevations indicate overhang within 2' of property line. General note #15 is in conflict. The maximum 12" overhang should be indicated. 2. Delta 1 on site plan conflicts with keynote 1… stucco over existing construction 3. Please correct the J keynote reference for the exposed beam L on section. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. Your note may state 2003 UPC but your calculations do not. Fixture demand calculations are still in error. 2. Indicate water pipe sizing using enclosed instructions…Developed length, pressure, and demand all help determine correct sizing. Water supply appears under-sized and at developed length ¾" hot and cold supply to bath is in order. ELECTRICAL PLANS: 1. Add the water heater to the load calculations for sub-panel. Circuit and wire are under-sized for water heater. These changes may increase the service size to Guesthouse. 2. Service to sub-panel requires 4 wires … 2 leads, neutral, and ground 3. Receptacles needed in bedroom on either side of bath door. E3801.2 4. Counter tops require gfci receptacles E3603.2, E3801.3, and E3802.6 5. Show the correct breaker size for the heat pump. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 when glazing does not exceed 15% of exterior wall area, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations.
