This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the second submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All dimensions and notes shall be consistent on each plan or elevation FLOOR PLANS: 1. Exterior walls with a fire separation distance less than 3-foot shall have not less than one-hour fire-resistive construction. Show compliance with R302.1 by providing a section detail of materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 15-1.16. If exterior surface of building is within 36" of property line you must provide 1-hour fire rated wall. There are many ways to comply, please indicate how you will. 2. Projections shall not extend to a point closer than 2 feet from the property line, and when extending into the 3-foot fire separation distance shall have not less than one-hour fire-resistive construction on the underside. Provide notation-showing compliance with R302.1. Indicate how you will comply and change your note to include "not" less than 1-hour fire rating. STRUCTURAL PLANS: 1. Justify roof's ability to support new ceiling. Your cross section indicates bottom cord of truss is below ceiling line. ELEVATIONS: 1. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7. Asphalt shingles aren't approved roof system @ less than 2/12 pitch. 2. Indicate on plans what was done to change use from garage to guesthouse. Some elements remain of structure and others were changed. Please clarify. An example: None of these notes, plans, or details states that anything exists. Please indicate what is existing and what is being added or changed. SECTIONS - DETAILS - MISC. NOTES: 1. You indicate insulation on top chord of truss. You are not indicating size of top chord or R-value of insulation. 2. Walls and roof are, by indication, 2x construction. R-19 fiberglass is 6 ¼" thick. R-30 batts are 9 ½" thick. Indicate how you plan to accommodate. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. Your note may state 2003 UPC but your calculations do not. 2. How are you providing hot water to unit? You don't indicate gas supply or an electric circuit. ELECTRICAL PLANS: 1. #8 aluminum ground wire is inadequate for 100 amp feeder. 2. Electrical load calculations are required when more than 4 circuits are added. You've provided load calculations for sub-panel. Please indicate main panel ampacity and over-current protection.
