This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. All dimensions and notes shall be consistent on each plan or elevation. Roofing is called out differently. FLOOR PLANS: 1. Exterior walls with a fire separation distance less than 3-foot shall have not less than one-hour fire-resistive construction. Show compliance with R302.1 by providing a section detail of materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 15-1.16. 2. Projections shall not extend to a point closer than 2 feet from the property line, and when extending into the 3-foot fire separation distance shall have not less than one-hour fire-resistive construction on the underside. Provide notation-showing compliance with R302.1. 3. Identify windows requiring safety glazing (within 24" of doorways), R308.4.6. STRUCTURAL PLANS: 1. Specify design criteria on plans. Provide values for roof dead load and live load. Justify roof's ability to support new ceiling. Provide cross section of roof structure. ELEVATIONS: 1. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7. 2. Indicate on plans what was done to change use from garage to guesthouse. Some elements remain of structure and others were changed. Please clarify. SECTIONS - DETAILS - MISC. NOTES: 1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. 3. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3. This may be accomplished w/ baffles. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. 2. Provide the length of gas line (total developed length) from meter to the most remote appliance on the system and size the supply pipe for the connected demand, UPC 1217.2. MECHANICAL PLANS: 1. Size the return air ducts and registers, IRC sections M1602 (heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1) (1ton cooling = 12,000 BTU). Please indicate location details of mini split. ELECTRICAL PLANS: 1. Provide a ground electrode on the riser diagram for the sub-panel, E3507.3. 2. Show source of power to sub panel & over-current protection. 3. At least one wall switch controlled light or outlet must be provided at outdoor entrances or exits E3803.3. 4. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3. 5. Indicate the location of all disconnect switches for air handling equipment. 6. Indicate the location of convenience outlets and light switches for attic heating and air conditioning equipment. Service outlet must be within 25' of equipment. (see E3801.11 and E3803.4) 7. Electrical load calculations are required when more than 4 circuits are added. 8.
