DRAINAGE REPORT:

DS Sec.10-02.2.3.1.3: Revise the drainage report to show the same watershed area for concentration points 1E (existing) and 1D (developed). Or explain the difference in watershed area used for the developed conditions. If concentration point 1D is 1.6 acres revise all of the calculations for hydrology and hydraulics and provide the correct storage volume required for the proposed basin. Revise the site plan to reflect any changes made in the drainage report.

DS Sec. 3-01.4.4.F: Provide a revised drainage report showing scupper calculations that demonstrate that the 10-year flood flow from the roof drainage is contained under the sidewalk. Provide details in plan view for the scupper dimensions.


SITE PLAN COMMENTS:

DS Sec.2-02.2.1.A.10: Revise the existing sight visibility triangles, specifically at the south ingress/egress to show the required 20-foot stem side length. Refer to DS Sec3-01.5.1 for sight visibility triangle procedures and criteria. Revise the landscape plan to reflect the sight visibility triangles shown on the site plan.

DS Sec.2-02.2.1.A.14: Provide the required maneuvering area for any loading zone that is required and that is shown on the site plan.

DS Sec.2-02.2.1.A.15: Label 100-year water surface elevation and limits of ponding for the proposed detention basin in plan view to match the requirements of the drainage report.

DS Sec.2-02.2.1.A.16: Provide a detail for the location and type of drainage structure, label and dimension scuppers, that are used for collecting onsite roof drainage at all pedestrian sidewalk. Any scupper proposed under the sidewalk will be designed and constructed to convey the 10-year flood flow. Provide a revised drainage report showing scupper calculations that demonstrate that the 10-year flood flow is contained under the sidewalk.

DS Sec.2-01.2.1.A.17: Provide estimated cut and fill quantities on the site plan for grading plan purposes.

DS Sec.2-02.2.1.A.20: Revise Keynote #1 to include the Book and Page of Midvale Park Commerce Center

DS Sec.2-02.2.1.A.32: Provide dimensions for refuse container as called out in Keynote #11, details could not be located on the Architectural Plans. Show and label gates or doors for trash enclosures. The enclosure must have a minimum inside clear dimension of 10 feet by 10 feet between steel pipes that are required between the container and the enclosure's rear and sidewall. Refer to DS Sec.6-01.4.2 for specifications and requirements on access, placement of containers, bin enclosure and construction.

DS Sec.2-01.2.1.C: Revise the landscape plan to reflect the sight visibility triangles that are shown on the site plan. Provide a note on the landscape plan to state no structures and vegetation is allowed within 30" to 72" in height and will not be placed within the sight visibility triangles. Remove any proposed vegetation within the sight visibility triangle areas.

DS Sec.3-01.3.2.C: Depict and label 18-feet radii concrete curbs per City of Tucson/Pima County Standard Detail 213 (PC/COT SD 213) at all of the driveway entrances along Renaissance Drive. The curbs should be constructed at the edge of pavement, which must also be depicted on the site plan.

DS Sec.3-01.3.3.B.5: Provide a minimum 5-foot wide pedestrian circulation around the entire proposed structure, sidewalks must be physically separated from any vehicular travel lane (proposed location of loading zone) by means of curbing, grade separation, railing, or barriers. Refer to DS Sec.3-01.3.3 for pedestrian circulation paths.

DS Sec. 3-05.2.1.C.3.a: Provide a minimum unobstructed radius of 18-feet for all PAAL intersections. Refer to DS Sec.3-05 for all other vehicular use area design criteria.

DS 10-02.0, Section 14.3.2: Provide a note on the site plan stating that, (a) the owner or owners shall be solely responsible for operation, maintenance, and liability for drainage structures and detention basins; (b) that the owner or owners shall have an Arizona Registered Professional Civil Engineer prepare a certified inspection report for the drainage and detention/retention facilities at lease once each year, and that these regular inspection reports will be on file with the owner for review by City staff, upon written request; (c) that City staff may periodically inspect the drainage and retention/detention facilities to verify that scheduled and unscheduled maintenance activities are being performed adequately; and (d) that the owner or owners agree to reimburse the City for any and all costs associated with the maintaining of the drainage and detention/retention facilities, should the City find the owner or owners deficient in their obligation to adequately operate and maintain their facilities."


DEVELOPMENT PLAN:

DS Sec.2-02.2.1.A.29: Provide a development plan permit, per Plat Note #28 of Midvale Park Commerce Center, Book 36, Page 56, a development plan permit is required for all new development on each lot. Development Plan Sheets, 1-3, were not reviewed for development plan requirements.

DS Sec.2-05: Refer to this section for development plan standards and requirements. Subsequent development plan comments may be necessary, depending upon the nature and extent of revisions that occur to the plans.


GRADING PLAN:

DS Sec.11-01.2.1: A grading permit may be required for this project depending on the cut and fill quantities provided at resubmittal. If fill quantities exceed 50 cubic yards submit a copy of the grading plan with text upon completion and submittals of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans

Revise the general construction note #5, to reference City of Tucson Development Standard 11-01.0 (excavation and grading requirements).


GEOTECHNICAL REPORT:

DS Sec.10-01.III.3.5.1.3.a, 10-02.14.2.6: A geotechnical evaluation needs to be submitted for review, addressing the following:
a) Soils report should provide conformance with DS section 10-02.14.2.6 regarding 30-foot boring for basin, and provide discussion of potential for hydro-collapsible soils and any recommendation for setbacks from building to basin.
b) The soils report shall provide identification / assessment of any potentially hazardous geotechnical areas, and state any geotechnical recommendations and whether there are special provisions for the soil preparation for this development.
c) Provide slope stability recommendations for any proposed constructed slopes.
d) Provide pavement structure design recommendations.


GENERAL COMMENTS:

Arizona Pollutant Discharge Elimination System (AZPDES) requirements are applicable to this project. Stormwater Pollution Prevention Plans (SWPPP) and text addressing stormwater controls for all areas affected by construction activities related to this development will be required with a grading plan submittal.
