Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references.

PROVIDE SEPARATE SHEETS SHOWING APPROPRIATE PLANS AND DETAILS AT EACH ADDRESS.

FOUNDATION PLANS:

1. Show the 6" minimum foundation height above finished grade on the new front wall detail, R404.1.6. The adjacent concrete pad shall provide drainage away from the foundation complying with R401.3 exception.
2. Show wood framing members resting on concrete (if used) as pressure treated Detail 16/6, R319.1(2).

FLOOR PLANS:

1. Show consistent references on each plan and elevation. Sections A and B are reversed on sheets 3 & 6.
2. Show window schedule sizes consistent with plans and elevations. Correct the bathroom window reference label. Include the upper windows shown on Section B.
3. Identify ceiling heights in all areas on floor plan, Table R602.10.5. Note average height at sloped ceiling areas.

STRUCTURAL PLANS:

1. Show steel framing sizes consistent with R603.2.
2. All exterior steel framed walls shall be considered load bearing. Metal framing over 10' high requires a structural design by a registered engineer in the state of Arizona, R603.1.1.

SECTIONS - DETAILS - MISC. NOTES:

1. Show metal framing to foundation Detail 16/6 consistent with Figure R603.3.1(1) or (2).
2. Provide a length for the CS18 straps noted on Detail 1 & 9/6.
3. Clarify Floor Plan Note #1 sheet 3 to include steel framed wall sheathing and surface.
4. Show exterior sheathing and exterior surface for the steel framed Front wall, Detail 14/6.
5. Untreated exterior wood siding, sheathing and wall framing shall have a 6" clearance above the ground, R319.1 (5).
6. Show weep screeds with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1.
7. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.
8. Clarify Framing Plan Note #13 sheet 5 and Design Criteria Note #2 sheet 6 by identifying an attic space on the Elevation or Section. Remove notes referencing attic space of none exists. Show a calculation in compliance with R806.2 if attic space is constructed, or provide outside air ventilation if designing non-vented attic space.
9. Show if the existing Living Room roof structure remains or is removed. If it remains show that the existing beams over the Living Room/Kitchen opening (and Living Room/Hall opening) are sized for the additional new roof load.
10. Provide consistent new roof location information. The new roof framing shown on the rear side of Section B is not shown on the Roof Framing Plan. (4315 Fairmount)

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code.
2. Note and specify all piping materials, UPC 301.1.1.
3. Gas meters shall be located at least 3' from sources of ignition, UPC 1209.6.2(C).
4. Provide the length of line to each gas appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system, UPC 1217.0 & Table 12-7.

MECHANICAL PLANS:

1. Provide return air duct size, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU).
2. Show dryer vent size and location for venting to exterior, M1501.
3. Show exhaust fan CFM ratings R303.3 and M1506.

ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. Revise the reference from 2000 to 2003 (2 places) on the Riser Diagrams.
2. Receptacle outlets shall be installed in habitable spaces so that no point along the wall (exclude door openings) is more than 6' from a receptacle outlet, E3801.2. Relocate the receptacle outlets in the rear bedroom (circuit 16).
3. Receptacle outlets shall be provided at each kitchen counter space wider than 12", and shall be installed so that no point along the wall line is more than 24" from a receptacle outlet, E3801.4.1. Relocate the receptacle outlet shown at the kitchen sink (circuit 13).
4. A receptacle outlet shall be provided within 3' of the basin in each bathroom, E3801.6. Show a receptacle outlet at each bathroom sink.
5. Note that an arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11.
6. Indicate the location of all disconnect switches for air handling equipment, E4001.5.
7. Smoke alarms are required outside each separate sleeping area, R313.1.2. Relocate the smoke detector from the closet to the hallway.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Show the exterior fixture wattage for determining lighting limits. 2. Incandescent lamp cut-sheets may also be provided showing average lumen ratings, or the values of 60 watts = 850 lumens, 100 watts = 1700 lumens and 150 watts = 2850 lumens may be assumed. Select values for the maximum fixture rating. Show compliance for both total lumen output and the unshielded component fixture types.
3. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show the placement of insulation, N1101.3.1.
2. Tucson is in climate zone 4B, 2100 HDD, IRC chapter 11, local amendment. The simplified prescribed energy values for glazing U=0.65, ceiling R=19 and walls R=13 complies with 2003 IECC energy requirements, if glazing does not exceed 12% of exterior wall area. Show the window to wall calculation and energy values, or provide energy calculations per the 2003 IECC for compliance validations. Select the climate zone 4B, Pima County < 4000 ft, 2100 HDD if using REScheck. http://www.energycodes.gov/rescheck/ The solar heat gain coefficient SHGC should have a minimum value of 0.40.
3. Show the "R" values of insulation, as well as the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40.
