COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Provide copies of the documents which support the combination of the lot. It appears that this project is comprised of two (2) different parcels. Prior to approval of the site plan the parcels will need to be combined. Provide a Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property. This recordation is done at the Pima County Recorders Office.

2. Provide the size and height of the two (2) existing buildings located along the west property line. D.S. 2-02.2.1.A.6 Provide the size and height of all existing buildings on site.

3. This comment was not addressed. D.S. 2-02.2.1.A.8 Remove the proposed one way PAAL from the north end of the parking to N. Columbus Lane. This connection will not be required based on the last approved plan.

4. This comment was not addressed. D.S. 2-02.2.2.A.1 Provide the gross lot area. The area shown on the plan only reflects parcel 12212246A and should include parcel 12212246A for at total of 36,030 sq. ft.

5. This comment was not addressed. D.S. 2-02.2.2.A.2 Provide the floor area for all buildings on the site.

6. This comment was not addressed. D.S. 2-02.2.2.A.3 Provide a lot coverage calculation which includes both parcels and all structures on site.

7. This comment was not addressed. D.S. 2-02.2.2.A.3 Based on LUC Sec. 3.2.3.1C provide a density calculation on the plan. Density allowed 12 units, Density provided 6 units.

1. Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, north arrow and scale. D.S. 2-02.2.1.A.4.

2. Provide bearings for the lot dimensions. DS 2-02.2.1.A.5.

3. Provide existing sight visibility triangles (SVT). For a drive to a local street the near side length is 185' and the far side length is 110'. DS 2-02.2.1.A.10.

4. Clarify the hand written one way access through the property. Is this what is being proposed? DS 2-02.2.1.A.11.

5. Indicate if Fairmount Street is private or public and provide recordation data (book and page). DS 2-02.2.1.A.18.

6. All easements of record must be graphically shown on the plan with recordation data (book and page). It has been brought to the attention of this office a lot split is to occur with this property. The required cross-access and parking easement docket and page must be on the plan prior to approval. DS 2-02.2.1.A.20.

7. Dimension from the street centerline of Fairmount Street the existing ROW, curb and sidewalk location. DS 2-02.2.1.A.21.
