Fairmount St. Duplexes T06CM02342 Site Plan (1st Review) TRANSMITTAL DATE: January 4, 2007 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. It appears that this project is comprised of two (2) different parcels. Prior to approval of the site plan the parcels will need to be combined. Provide a Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property. This recordation is done at the Pima County Recorders Office. 2. D.S. 2-02.2.1.A.3 Remove the address from the legal description and revise the legal description to read "SPEEDWAY ADDITION LOT 4 BLOCK 12. 3. D.S. 2-02.2.1.A.4 Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, north arrow and scale. 4. D.S. 2-02.2.1.A.6 Provide the size and height of all existing buildings on site. 5. D.S. 2-02.2.1.A.7 The 10' foot setback called out along the east property scales out at 7'-0". The existing building setbacks along the east property line scale out to 9'. The last approved site plan found in The City of Tucson records shows a 12' setback along the east property line to the buildings. Per the LUC Sec. 3.2.6.4 the required setback would be 10 or ¾ the height of the building wall. Based on the LUC the minimum setback should be 10'. Clarify what the setback is. 6. D.S. 2-02.2.1.A.7 Remove the reference to RY Setback 15' located along the north property line from the plan. Per LUC Sec. 3.2.6.4 the required setback would be 10 or ¾ the height of the building wall, which ever is greatest. 7. D.S. 2-02.2.1.A.7 Remove the reference to FY Setback 15' located along the south property line from the plan. Per LUC Sec. 3.2.6.5.A the required setback would be 20' or 1 ½ the height of the building wall, which ever is greatest. 8. D.S. 2-02.2.1.A.8 Per the last approved site plan it appears that there is enough paving to accommodate the required parking. It appears that new curbing is proposed through out the site, clarify. Clearly delineate what is existing pavement and what is proposed. 9. D.S. 2-02.2.1.A.8 Remove the proposed one way PAAL from the north end of the parking to N. Columbus Lane. This connection will not be required based on the last approved plan. 10. D.S. 2-02.A.2.1.10 Provide existing & future sight visibility triangles (SVT's) on the plan. 11. D.S. 2-02.2.1.A.19 Provide the existing and future right-of-way dimensions for Fairmount Street. 12. D.S. 2-02.2.2.A.1 Provide the gross lot area. The area shown on the plan only reflects parcel 12212246A and should include parcel 12212246A for at total of 36,030 sq. ft. 13. D.S. 2-02.2.2.A.2 Provide the floor area for all buildings on the site. 14. D.S. 2-02.2.2.A.3 Provide a lot coverage calculation which includes both parcels and all structures on site. 15. D.S. 2-02.2.2.A.3 Based on LUC Sec. 3.2.3.1C provide a density calculation on the plan. Density allowed 12 units, Density provided 6 units.
