Provide copies of the documents which support the combination of the lot. It appears that this project is comprised of two (2) different parcels. Prior to approval of the site plan the parcels will need to be combined. Provide a Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property. This recordation is done at the Pima County Recorders Office. 2. Provide the size and height of the two (2) existing buildings located along the west property line. D.S. 2-02.2.1.A.6 Provide the size and height of all existing buildings on site. 3. This comment was not addressed. D.S. 2-02.2.1.A.8 Remove the proposed one way PAAL from the north end of the parking to N. Columbus Lane. This connection will not be required based on the last approved plan. 4. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Revise the window schedule showing sizes consistent with plans and elevations (A - 4030xo). Add the kitchen window (3030xo). SECTIONS - DETAILS - MISC. NOTES: 1. Show weep screeds with a minimum clearance 4" above grade or 2" above paved areas at exterior wall/foundation detail, sheet 6, R703.6.2.1. Needed for wall system noted at Floor Plan Note #1, sheet 3. 2. Remove Framing Plan Note #13 sheet 5 as no attic space is identified. 3. Remove Design Criteria Note #2 (two places) sheet 6, or provide outside air ventilation notation on the Mechanical Plan, sheet 9. PLUMBING PLANS: 1. Note that Plumbing shall comply with the 2003 Uniform Plumbing Code with state/local amendments. The plans should reference this code, or appeal to the Building Official for IRC design approval. Revise notes 3, 5, 7, 15, 16 & 20. 2. Revise the BTU demand and pipe size shown on sheet 8 for consistency with the gas pack appliance shown on sheet 9, UPC 1217.0 & Table 12-7. ELECTRICAL PLANS: 1. Revise the reference from 2000 to 2003 (2 places) on the Riser Diagrams, sheet 7. 2. Relocate the receptacle outlet and switch in bedroom #1 (circuit 16), E3801.2. 3. Relocate the smoke detectors showing one in each bedroom and one in the hallway area, R313.1.2. 4. All electrical devices as assumed newly installed unless noted as existing. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code by providing a calculation for all outdoor lights on the property. Review guidance: www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf The design may not exceed the unshielded lumen limit for the property size. 2. Provide manufacturer cut-sheets for any Full Cut-Off fixtures showing a fully shielded lamp with no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp) and wattage rating. Fixtures may be exempt from the total lumen budget only when the Full Cut-Off style is located under overhangs, OLC 5.1.2. Fixture styles not approved as Full Cut-Off are assumed to be unshielded. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The newly installed roof and walls require the placement of insulation, N1101.3.1. Tucson is in climate zone 4B, 2100 HDD, IRC chapter 11, local amendment. The simplified prescribed energy values for glazing U=0.65, ceiling R=19 and walls R=13 complies with 2003 IECC energy requirements, if glazing does not exceed 12% of exterior wall area. Show the "R" values of insulation on the plans. 2. Revise the "U" factors of the windows shown on the Window Schedule in compliance with IECC.
