2. All plant material used for landscaping shall be selected from the Drought Tolerant Plant List in Development Standard 9-06.7.0 Exhibit II. Acacia abyssinica is not on the list choose alternate plant material.

3. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1. Additional trees are required.

RESUBMITTAL REQUIRED: Site Plan and Drainage Report.

The Site Plan (SP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. During the first review, I did not notice that sidewalks will be required along the entire length of all street frontages. This includes but not limited to upgrading the existings W/C ramps to meet current code per D.S. 3-01.2.4.3.A.
3. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. Although the scuppers have been added, it appears that the scuppers may not be able to drain into the P.A.A.L. because of the handicap ramp.

Drainage Report:
1. The DR has been accepted for site plan purposes only. Final acceptance will be given at the grading plan stage.

TRANSMITTAL DATE: September 8, 2006

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Provide note stating that detectable warnings (truncated domes) are required at all handicapped curb ramps per ICC/ANSI A117.1-2003 Section 406.13. Also provide a detail of how the ramps defined by keynote 7 will work i.e. which way do they slope, are flares part of the ramp. D.S. 2-02.2.1.12

2. It is still not clear that delivery trucks will be able to maneuver safely into and out of the loading space. There can be no guarantees that future tenants won't require larger trucks, therefore the design of the loading zone will show how larger vehicles can gain access. Show truck maneuverability for the loading zone. D.S. 2-02.2.1.14.

3. An over the counter review can be provided once the corrections have be made. Call to schedule an appointment.
