The Site Plan (SP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. A plan clearly marked "Site Plan" for review and record purposes.
3. Please provide property description per D.S. 2-02.2.1.3.
4. Please label lot dimensions and bearings per D.S. 2-02.2.1.5
5. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
6. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15.
7. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.
8. Show Site plan number on all sheets per D.S. 2-02.2.1.29.
9. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0.
10. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
11. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. 2) Revise the legal description to be correct and specific and to include that the site is the westerly 130.99 feet of Le Mirador recorded in Book 37/Page 82 of Maps and Plats.

3) Add the information given under the "Project Description" heading on sheet G0.01 to the parking calculations on the same page. If one of the tenant spaces is to be restaurant as stated in the project description, add this information to the calcs.

4) Add the LUC restriction that the personal service use is subject to. In the C-1 zone the proposed personal service use is subject to Sec. 3.5.4.13.A, which states that laundry facilities will not exceed 3,000 square feet of floor area. Also, per comment 3 above, if a portion of the building is to be restaurant add the applicable restrictions (subject to Sec. 3.5.4.6.A. and .C).

6) Parked vehicles may not overhang property lines. For the northernmost parking space, dimension the overhang area in front of the space to demonstrate that there is at least 2-1/2 feet distance available between the parking space and the property line to allow for vehicle overhang.

7) It is not clear that delivery trucks will be able to maneuver safely into and out of the loading space. Show truck maneuverability for the loading zone on sheet A1.01 as was done for the dumpster area. Where PAALs are used as access lanes for refuse collection or loading zones, a minimum unobstucted radius of eighteen (18) feet is required at the PAAL intersection.
