SUMMARY: Engineering Division of Development Services Department has received and reviewed the submitted site plan and Hydrology Report. The Hydrology Report was reviewed for site plan purpose only. The site plan is not approved at this time. Please address the following comments:

SITE PLAN COMMENTS:

DS Sec.6-01.2.1.B.1: Alley service will be provided only where the alleys are constructed with a 20 foot wide cross section and maintained for clear access. Clarify on the site plan, Key Note # 6, if the refuse containers are to be rolled out to the curb or provide a letter from John Clark at 791-5543 x1136 for approval of refuse enclosure location stating that the alley will be serviced. Provide dimensions for refuse container area. Refer to DS Sec. 6-01.2.1.B.1.a-c for the required standards.

DS Sec.2-02.2.1.15: Show and accurately label the water surface contours with the respective cross-sections for the 100-year floodplain that were provided within the Hydrology Report. Provide the symbol identical to that used to represent the water surface contour intervals shown on the site plan in the Legend.

Chapter 26 Section 26.11, Floodplain and Erosion Hazard Management requirements: (a) Except as otherwise provided in these regulations, it shall be unlawful for any person to establish, erect, alter or relocate a use or structure in the regulatory floodplain or an erosion-prone area as described in section 26-11.1(2) without first obtaining a floodplain use permit from the city engineer, (b) It shall be unlawful for any person to perform any grading operation in or alteration of any watercourse in violation of this chapter. Without written authorization from the city engineer, any such act, including excavation of any kind, is a public nuisance per se and may be abated, prevented or restrained by action of the city.

GENERAL COMMENTS:

Please provide a revised site plan at re-submittal. The revised site plan must address the comments provided above. Due to the comments generated the site plan may be submitted to me for over the counter review and approval, as long as all of the items have been addressed.
