Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.


All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references.
All dimensions and notes shall be consistent on each plan or elevation.

SITE PLAN:
1. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1.

FOUNDATION PLANS:

1. Your notes on sections 1&2 referencing lap splices should be clear. (minimum 40bar d)
2. All foundation hold-downs and anchor-bolt spacing for brace walls shall be specified and located, R602.10.3 or R602.10.6. & R403.1.6
3. Sheet #3 indicates smaller a.b. than your other notes. Please co-ordinate your notes.

FLOOR PLANS:


1. Locate and identify brace wall types and locations (include interior wall lines) along with the appropriate holdowns and nailing schedule, R602.10.
2. All references should be to current (2003 upc ) code. Revise misc. note #4/3
3. Reference ceiling gwb to be ½" sag resistant or 5/8".Table R702.3.5 footnote d section AA/5
4. Windows should have U value of .65 or better.
5. Roof slopes less than 4/12 require double underlayment.R905.2.7

STRUCTURAL PLANS:

1. Please detail area between detail 2/4 and existing building. Indicate attachment to existing structure and new post.
2. Locate and identify brace wall panel materials (min 3/8" OSB) and locations along with the appropriate nailing schedule (8d @ 6" o/c edge & @12" o/c field), R602.10.6.


ELEVATIONS:

1. Indicate all materials used; stucco, concrete block, glass block, roofing system, siding, veneer, etc.
2. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply. Sheet #5 indicates 7.7 sq. ft of attic ventilation. Please show source of calculations.
3. Section A/A - anchor bolts not consistent with detail 3/2
4. Please indicate porch ceiling and ext. frame wall and gable end materials.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.
2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. A water line diameter of 1" is usually required for a two-bathroom residence.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24. Please reference the proper codes in your notes.


ELECTRICAL PLANS:

1. At least one wall switch controlled light or outlet must be provided in hallways. E3803.3.
2. Receptacle outlets shall be installed in hallways of 10' or more E3801.10
3. Lights installed over shower or bathtub must be approved for use in wet area, E3903.8.
4. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6.
