This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. FLOOR PLANS: 1. Show all doors and windows on plans. STRUCTURAL PLANS: 1. Post-base model CB66 doesn't provide 1" standoff required for standard grade wood. Use treated lumber or post base with standoff. (AB or ABU for example). 2. Justify fastening method of post /beam/rafter @porch roof. Have engineer confirm post to beam connection will provide adequate uplift and lateral resistance. R802.11.1 SECTIONS - DETAILS - MISC. NOTES: 1. Show wood framing members resting on concrete with protection against decay R319.1. What protection for porch posts? R319.1.4 (See #1 above) PLUMBING PLANS: 1. 1/2" supply lines at your developed length will supply only 4 fixture units. Any branch lines in excess should be larger. (I marked two with arrows) 2. Your note (marked by arrow) about ¾" line of 30' seems in conflict with supply run in 1" from meter. ELECTRICAL PLANS: 1. All exterior doors must have a wall switch controlled light, including rear porch. 2. Receptacles shall be spaced so that no point along floor line is more than 6' from an outlet.
