This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. FOUNDATION PLANS: 1. Show compliance with termite treatment specified by R320, as amended. FLOOR PLANS: 1. Show all doors and windows. 2. Identify windows requiring safety glazing (within 24" of doorways), R308.4.6. STRUCTURAL PLANS: 1. Provide a complete braced panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R602.10.1.1 Do you not consider closet wall exterior? 2. Justify fastening method of post /beam/rafter @porch roof. Polyurethane doesn't provide uplift resistance or adequate protection (distance) from concrete. Have engineer confirm post to beam connection will provide adequate uplift and lateral resistance. R802.11.1 3. Provide special inspection for any field welding. SECTIONS - DETAILS - MISC. NOTES: 1. Show wood framing members resting on concrete with protection against decay R319.1. What protection for porch posts? R319.1.4 PLUMBING PLANS: 1. Please redraw plumbing plan 2. Note and specify all piping materials. 3. Provide the size of each branch, total demand, and total developed length from meter to the most remote appliance on the system, UPC 1217.0 & Table 12-7. 4. Provide size and point of connection for water supply. Please indicate total developed length of water supply from meter to most remote fixture. ELECTRICAL PLANS: 1. Note the location, type and amperage of the panels. Where is "new" subpanel? 2. Indicate the location of convenience outlet for rooftop heating and air conditioning equipment. Service outlet must be within 25' of equipment. (See E3801.11 and E3803.4) You are indicating the outlet on interior wall? 3. Electrical load calculations are required when more than 4 circuits are added. I don't find any load calculations on plans. 4. Exterior doors must have a wall switch controlled light. OUTDOOR LIGHTING CODE 1. Full cut-off fixtures have no emittance above the nadir (no deco openings, semi-opaque panels or exposed lamps). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). 2. Please show compliance with City of Tucson Outdoor Lighting Code; the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations.
