Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.


All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references.

Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005.


FLOOR PLANS:

1. Show fireplace location, hearth size and materials, R1003.10 or R1004.2. Provide fireplace cut sheets, make, model number and the approval number of the UL-127 testing agency (IE: ICBO #) for factory built (zero clearance) fireplaces, R1002, or note the requirement for deferred submittal to building inspector at installation.

ELEVATIONS:

1. Note and dimension the fireplace chimney shall terminate a minimum of 2' above any point of roof within 10' measured horizontally and not less than 3' above the point where the chimney passes through the roof, R1001.6.

SECTIONS - DETAILS - MISC. NOTES:

1. Revise the Summary of Governing Regulations showing current editions, sheet T-1.
2. Revise General Structural Notes for the wind forces of single story residences shall use 90 MPH, exposure "B" and seismic zone "C", sheet S-3.
3. Note the placement of ceiling insulation clarifying the need for attic ventilation.
4. Detail the trellis connection to dwelling; specify the size, spacing and length of any anchor bolts for ledgers or connections to the top plate.
5. Note or show ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.
6. Correct the Section A & B references located on S-1 & S-2 to be consistent with the sections on A-4.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plan references should show this version, notes 1, 11, 14 & 15, sheet P-2.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24.
2. Resize the return air ducts (heat pump: 6 sq. in. / 1000 BTU, M1403.1) (1ton cooling = 12,000 BTU)
3. Note that fresh air openings shall be located a minimum of 10' from vent openings or exhaust outlets unless the outlet is 3 feet above the air inlet, M1602.2.1.

ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. All plan references should show this version, notes sheet E-1.
2. Provide #3 cu feeder conductors to the 100 AMP sub-panel, Table E3605.1.
3. Hallways of 10' or more in length require a receptacle, E3801.10. Show if existing.
4. An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11.
5. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510.

OUTDOOR LIGHTING CODE

1. Provide cut sheets of selected light fixtures and lamp wattage before installation. Full cut-off fixtures have no emittance above the nadir (not opaque or exposed lamps). Fixtures may be exempt from the total lumen budget if both the full cut-off style and located under overhangs.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations. If using REScheck select the climate zone 4B, Pima County < 4000 ft, 2100 HDD on the web version. http://www.energycodes.gov/rescheck/ The solar heat gain coefficient SHGC should have a minimum value of 0.40.
2. Show the "R" values of insulation, as well as the "U" values of the windows and doors on the plans.
