This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. FOUNDATION PLANS: 1. Show the minimum 12" footing depth below undisturbed soil for F1 & F3, R403.1.4. 2. Epoxy connections (detail 9/S1.3) require special inspections. If used, a special inspection request must be included with the permit application. FLOOR PLANS: 1. Clarify door 010 & 012 as type D being consistent with plan. 2. Show door 013 with self-closing and latching provision, 2003 IRC Amendment section 309.1. 3. Clarify window W-1 & W-2 quantity being consistent with plan. 4. Identify windows requiring safety glazing (within 24" of doorways at door 009), R308.4.6. 5. Note the landing at the main door shall not be more than 1.5" lower than the top of the threshold, R311.4.3. STRUCTURAL PLANS: 1. Identify the hallway header and beam size for supporting the new roof, sheet S1.2. SECTIONS - DETAILS - MISC. NOTES: 1. Clarify the detail reference 1/S1.1 at the foundation between the Master Bedroom and Closet, sheet S1.1. 2. Ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. Clarify keynote #8/S1.2 and detail #1/A5.1. 3. Locate the Column Footing detail reference 3/S1.3 on the Framing Plan at an appropriate post. PLUMBING PLANS: 1. Revise the plumbing fixture schedule to represent the plan per 2003 UPC Table 6-4. 2. Show the 1 ¼" water pipe referenced at the plumbing calculation on the plan. 3. Correct the water fixture unit entry to include the dishwasher (+1.5) ELECTRICAL PLANS: 1. Correct note #4/E1.1 & E1.2. The 6' distance only applies to bar sinks, E3802.7 2. The exterior fountain requires a single, locking, GFCI receptacle 5 feet from the water edge, E4103.1.1. 3. Hallways of 10' or more in length require a receptacle, E3801.10. 4. Show keynote #5/C1.1 as new electrical panel consistent with E1.1. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; include all exterior fixtures on the property in the calculation. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Provide the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13, or provide energy calculations per the 2003 IECC w/ local amendments for compliance validations.
