| 04/10/2006 | MICHAEL ST. PAUL | ZONING | REVIEW | Denied | CDRC TRANSMITTAL FROM: Michael St.Paul: Planning Technician PROJECT: T06CM01996 2001 South Aida Avenue New Garage TRANSMITTAL: April 10, 2006 COMMENTS: The following comments are for the purpose of applying for a variance before the Board of Adjustment. Please make the following revisions to the plot plan: 1) The plot plan as presented is too small. Present the plot plan in an engineering scale of 1" = 20' or 1" = 10'. 2) Clearly identify and delineate the edge of pavement, the curb and the sidewalk with dimensions. 3) Please revise the site coverage calculations. The dimensions of the proposed garage (22' X 24') provide a footprint of five hundred twenty eight (528) square feet. Only five hundred and fourteen (514) square feet is identified in the calculations for the total vehicle use area. List all vehicle use areas, such as the garage and the driveway, along with all enclosed structures, with their respective square footage figures. 4) Please provide a clean and clear set of plans in a final form. Do not use pencil or white out or these plans. Nor should anything be taped on the plans. 5) Identify the zoning of the adjacent properties (R-1) on the plot plan. 6) Do not use plus or minus calculations on the plan. The following comment is for applying for a variance before the Board of Adjustment: The minimum length of a driveway is nineteen (19'-0") from the edge of a sidewalk to the front of a garage or a carport (LUC Section 3.2.6.5.B.2). The minimum length of the parking space provided in front of a garage or a carport must be a full eighteen feet (18' - 0") from the front of the garage or carport to the property line (LUC Section 3.2.6.5.B.2.a). The eighteen foot parking space must be setback a minimum of one foot (1' - 0") from the edge of the sidewalk (LUC Section 3.2.6.5.B.2.b). |
