This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references. All dimensions and notes shall be consistent on each plan or elevation. FOUNDATION PLANS: 1. Locate and detail all footings for the following: Interior bearing walls @right side of kitchen/br-2 and note should read 15" min. sheet #3 A/3 2. All foundation hold-downs and anchor-bolt spacing for brace walls shall be specified and located, R602.10.3 or R602.10.6.Hold-downs not shown @all alt. Brace wall panels. Properly locate hold-downs @ front of garage for two-story bwp. Hold-downs shown are inadequate and bwp should be indicated on both sides. 3. Please comply with section R603.10.1.1 4. Please specify strap @section E/8 FLOOR PLANS: 1. Provide ½" gypsum board on all walls common to the garage and house in compliance with R309.2. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8" type X gypsum board or equivalent, R309.2. STRUCTURAL PLANS: 1. Specify manufacturer and series on glue-lams and "I" joists. 5. . Provide manufacturer's calculations and data for pre-fabricated trusses, or note the requirement for deferred submittal for plan review prior to installation. 6. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. 4. Specify lateral support of trusses. 5. Completely detail all connections to the foundation and/or framing members: Hanger types Straps Hold-down locations and types Continuous load path for shear transfer Attachment for ledgers on activity room is inadequate. 6. Detail all brace wall connections from the foundation to the roof plywood. 7. Provide a complete braced panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R602.10.1.1 7. Provide stairway connection details. 8. Please indicate proper hardware and connection details for sections D/8 &C/3 9.Check availability of 14" series 18 LPI I joist. They are not listed in my catalog. 10.Justify LPI 11 7/8 18" @24 o/c. in great room application. Also, please call out hangers. 11.Please indicate series I joist for roof application @activity room. SECTIONS - DETAILS - MISC. NOTES: 1. Ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. 2. Provide the length of gas line (total developed length) from meter to the most remote appliance on the system and size the supply pipe for the connected demand, UPC 1217.2. My addition indicates an error and consequently the line is under-sized. 3. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5. MECHANICAL PLANS: 1. Flues connected to more than one appliance shall be not less than the area of the largest connector plus 50% of the additional connectors. Water heater typical - 3" flue. Furnace - 4" flue. See IRC section M1805.3. 2. Size the return air ducts and registers, IRC sections M1602 (gas furnace - 2 sq. in. / 1000 BTU; heat pump / air conditioner - 6 sq. in. / 1000 BTU, M1403.1) (1ton cooling = 12,000 BTU), M1403.1. ELECTRICAL PLANS: 1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 2. Note the location, type and amperage of the panel. Note the location on site plan does not correlate with electric plan. 3. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6. 4. Show locations of smoke detectors, R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. Smoke detector required on second story per R313. 5. An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11.
