This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. SITE PLAN: 1. Show the new water pipe from the meter to the building. The pipe must be connected at the meter, or resize the service water pipe to the point of connection using the total property calculated load, 2003 UPC 610.1. FOUNDATION PLANS: 1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1 if a soils report is not provided. 2. Show compliance with termite treatment specified by R320, as amended. 3. One exit door shall have a landing not more than 1.5" lower than the top of the threshold R311.4.3. STRUCTURAL PLANS: 1. Provide manufacturer's calculations and data for pre-fabricated trusses, or note the requirement for deferred submittal to building inspector at installation. SECTIONS - DETAILS - MISC. NOTES: 1. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and number of eave vents needed to comply. 2. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cord and rafter venting is used, R806.3. This may be accomplished w/ baffles. PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. 2. Note and specify the above grade water piping materials. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24. 2. Show kitchen exhaust fan with minimum 100 CFM rating, M1506. 3. Air intake openings shall be located a minimum of 10' from, or 2 feet below any vent, R303.4. ELECTRICAL PLANS: 1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 2. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6. 3. Note that two or more 2O AMP small appliance circuits shall be provided to serve kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, E3603.2. 4. Branch circuit ratings for space-heating appliances shall be 125% of the appliance nameplate rating, E3602.10. The two baseboard heaters may not be connected to a single 20 AMP circuit. 5. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510. OUTDOOR LIGHTING CODE 1. Provide cut sheets of selected light fixtures and lamp wattage before installation. Full cut-off fixtures have no emittance above the nadir (not opaque or exposed lamps). The two fixtures may be exempt from the total lumen budget if both the full cut-off style and located under overhangs. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 complies with energy requirements 2003 IECC w/ local amendments. Show these values as well as the solar heat gain coefficient SHGC minimum value of 0.40 rather than the previously accepted MEC values.
