COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. (Per last review) Per DS 2-02.1.12, clarify pedestrian paths to each point of principal entry to the units of the building (excluding private patios). Clarify handicapped ramp slope width and truncated dome positions on ramps leading from right of way to site.
RESPONSE: Showed pedestrian access and ramps, truncated domes in areas requested (THANK YOU) except one. The handicapped ramp on site -near the site entry- leads handicapped access into the PAAL. This design is not safe and must be revised. Staff has been advised a sidewalk connection from private property sidewalks to city right of way sidewalks is required. Please connect the on site sidewalk to the city sidewalk in the right of way and remove the stated handicapped ramp altogether.

2. (Per last review/ this review) Per DS 2-02.2.2.A.2, provide the actual lot coverage calculation next to the maximum allowed noted.
RESPONSE: Stated the actual lot coverage proposed is 73%. Per the LUC, designator "P" for multi-family in the R-3 zone, the maximum allowed lot coverage is 70%. Lot coverage consists solely of vehicular use area and building footprint. I saw your calculations included sidewalk area, which can be removed from the calculation. Please review the math and ensure lot coverage does not exceed 70%.

3. I AM WILLING TO REVIEW THE REQUESTED CHANGES OVER THE COUNTER, RATHER THAN REQUIRING A RESUBMITTAL. Please contact me via email at Heather.Thrall@tucsonaz.gov or at 791-4541x1156 to set up a review time.


I ALSO NOTED A DSMR IS IN REQUEST FOR THE TRASH PICK UP. UNTIL THE DSMR IS PROCESSED AND APPROVED, ZONING MUST WAIT TO ACTUALLY APPROVE THE SITE PLAN. PLEASE SUBMIT THE DSMR TO THE CDRC OFFICE FOR PROCESSING.

Plant materials located within sight visibility triangles should consist of ground cover or low-growing vegetation of a species that will not grow higher than thirty (30) inches. Some species of Leucophyllum will typically grow in excess of 3 feet, Leucophylum candidum "Thunder Cloud" would be acceptable. Revise the landscape plan as necessary to remove vegetation or choose appropriate plant material that will not meet requirements within the SVT.

Resubmittal required; The following items must be revised or added to the Site Plan, & Grading Plan.

SITE PLAN
1. Please include a response letter with the next submittal that states how all comments have been addressed. Include plans/redlines from previous plan submittal.

2. Sidewalks must be physically separated from any vehicular travel by means of curbing, grade separation, etc…, therefore curbing or another means of separation is required between the proposed sidewalk and the PAAL per D.S. 2-08.4.1. Revise cross section 1 on sheet C2.0 to reflect the physical separation.

3. The DSMR Case Number needs to be placed on the Site Plan for the Dumpster accessibility restriction.

4. Remove revision clouds. The revision clouds and revision numbers are not needed during plan review. The revision clouds/numbers are needed for plans that have been revised after approval.

5. On sheet C1.0 the Grading Plan Reference # is incorrect. The number should read T06BU00727.
