The seven Landscape Notes/Keynotes denoted with a circle symbol do not appear as keynotes on the drawing. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a. Revise the drawing and accordingly. Note: In areas where a required landscape border falls within the vehicular use area, up to 50% of the canopy trees may be counted towards both the minimum parking lot canopy tree requirement and the landscape border canopy tree requirement per LUC 3.7.2.3.b 4. Revise the landscape plan to include required screening elements in accordance with LUC Table 3.7.2-I. Note the height and type of material/construction for required screen walls, including refuse container screening. Per table 3.7.2-I, in addition to the screen wall existing along the west property line, a five-foot high wall is required for screening of the proposed parking lot from the adjacent R-3 zoned properties to the north and east. Table 3.7.2-I 5. Refer to DS 2-07.2.2 and DS 2-06.5.4 for the specific content required for Grading Information on the landscape plan. Revise landscape plan to include required content and specifications. Grading information on the landscape plan shall include contour lines, spot elevations, percent slope across the site and direction of slope of paved areas, existing grades on adjacent rights-of-way and adjacent sites, and the methods by which water harvesting/ storm runoff is used to benefit planting areas on the site. DS 2-07.0, LUC 3.7.4.3.B 6. Add the existing sight-visibility triangles (SVTs) to the landscape plan. Also, show dimensions of right-of-way for both Warren Avenue and 1st Street along with any utility locations. DS 2-05.2.4.D.2 7. Both the proper and common name of each type of plant material must be listed. In addition to stating "South American Hybrid", provide the species name of the proposed thornless mesquite trees to be provide under Landscape Calculation note 3. 8. Clarify or revise Landscape Note 6. This may be intended to read: "Depress landscape areas 6" for water harvesting". 9. Dimension all landscape planter areas on the Landscape Plan. DS 2-07.2.2.A.2.e 10. The symbols used in the landscape legend include desert broom (15 plants) and yellow bird of paradise (22) but these plants are not depicted on the drawing. It is indicated in the legend that 19 mesquites are proposed but only 12 are shown on the drawing. Trailing indigo is listed in the legend with 125 proposed but only 36 proposed in the landscape calculations. The numbers for Texas Ranger are also inconsistent between the drawing, the legend and the calculations. Revise landscape plan to show the location of all proposed plants and to be consistent in the quantities of each type of plant to be used. 11. Landscape plan shall include irrigation specification design and layout for the new planter areas per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation. 12. Label on the drawing the location of the required 30" screens along the street frontages. 13. The areas between the right-of-way line and sidewalk and the area between the sidewalk and the curb (or in this case, the edge of pavement), if not covered with vegetation, shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.4.A.4. Ortiz PE, Civil Engineer Resubmittal required; The following items must be revised or added to the Site Plan, & Grading Plan. SITE PLAN 1. Please include a response letter with the next submittal that states how all comments have been addressed. Include plans/redlines from previous plan submittal. 2. Provide the bearing along the NEC of project along the 17.8' strength of property line. 3. Callout all locations of curb on site plan as well as on the grading plan. 4. Provide the PAAL width and provide the radius of the curb returns at the entrance to the site. 5. The Access Ramp on the eastside of the driveway entrance needs to run parallel to 1st Avenue. The ramps need to have truncated domes as per Federal ADA requirements. Aside from the Truncated Domes, the access ramps shall be constructed in accordance with the City of Tucson Standard Detail 207. 6. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 7. If a loading zone is required please fully dimension loading space(s) and maneuvering area(s). D.S. 2-02.2.1.A.14 8. Please verify that all easements of record are being graphically shown on the plan together with recording docket and page reference. This plan was reviewed for compliance with the Land Use Code (LUC), Development Standard (DS), American National Standard Institute (ANSI) and International Building Code 2003 (IBC). Specifically, site plan content was reviewed for under DS 2-02. 2. Per DS 2-02, on the location map please list all recorded subdivisions. 3. Per DS 2-02.2.1.6, with regards to the building: A) Show building wall height from grade not finished floor (elevations provided show 17'6" from grade, which requires a greater setback that 12'9". B) Show roof overhang with dimension (only 2 feet of roof overhang allowed in setback) C) Label areas as concrete patios or porches D) Label overall building height E) Clarify Under Land Use Code data that 8 units are to be constructed (only listed in parking calcs) 4. Per DS 2-02.2.1.9, the bicycle parking calculations listed on the plan are correct. Please clearly mark their location on the plan in accordance with DS 2-09 standards. Show bicycle parking racks and lockers with dimensioned specifications. 5. Per DS 2-02.1.12, clarify pedestrian paths leading to each point of principal entry to the units of the building (excluding private patios). Clarify handicapped ramp slope width and truncated dome positions on ramps leading from right of way to site. 6. Per DS 2-02.2.1.13, call out any free standing signage and lighting proposed. 7. Per DS 2-02.2.1.18, clarify where Warren Avenue ends and U of A property begins. 8. Per DS 2-02.2.1.20, call out any easements with type and recordation information. 9.
