4. A 6' wall is required to screen loading zone from Speedway Blvd. per LUC 3.7.2-I. Walls are required for loading zones within 100' of a major street. Screen can be located along street frontages.

5. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1. Additional trees are required for the vehicle use area.

6. An unpaved planting area, which is a minimum of thirty-four (34) square feet in area and four
(4) feet in width, must be provided for each canopy tree. Dimension planters on landscape plan include area in square feet.

7. The planting plan will include the locations, size, and name of all existing vegetation to remain in place including plant material within ROW.

1. Dimension from street centerline to the future curb and sidewalk location. DS 2-02.2.1.A.19.

The above comment is from the first review. The response to the comment was, "All street dimensions are correct as they appear." The location of the future curb and sidewalk must be shown on the site plan per DS 2-02.2.1.A.19. Per the Major Street and Route Plan the future ROW width is 60' from centerline, with a 6' sidewalk in a sidewalk area of 9'. The shown exiting ROW width is 50', with a 6' sidewalk. The location of the future sidewalk and curb is based on the future ROW line, which is located at the front of the existing sidewalk. Show on the plan the future sidewalk and curb location from street centerline, dimension accordingly.

2. Show more finish grades on the plan. Drainage patterns must be readily definable in all areas. DS 2-08.4.1.E, DS 2-02.2.1.A.16.

The above comment is from the first review. If the intent is to show all grades on the grading plan, sheet C-1 must have a general note referencing that all grade information is provided on the grading plan, sheet C-2. Provide the note or show grade information on sheet C-1.

3. The required street landscape border located along Speedway Blvd shall be located entirely within the property. If approved by the City Engineer or designee, up to five (5) feet of the required ten (10) foot width be placed within the adjacent right-of-way area. Provide written approval from the Department of Transportation with the next submittal or revise the site plan to show the entire street landscape border within the property. L.U.C.3.7.2.4.A.2.

4. Show on the plan maneuverability of the solid waste vehicle to and from the solid waste enclosure. DS 6-01.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. In the General Notes for Vehicle Parking requirements change the provided number of parking spaces to 21.

2. DS 2-02.2.1.8 Provide a dimension for the width of the parallel parking spaces (minimum 8'-6") located along the north side of the building.

Provide a detail of the required handicap parking signage. I have attached a copy of the appropriate signage to the site plan. The minimum height of the sign is 7' from grade to the bottom of the sign.

3. DS 2-02.2.1.12 Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area.

The location of the truncated domes as indicated in the detail on page one is incorrect. The truncated domes are required to be located on the sidewalk where the access aisle meets the concrete. Minimum width is 24".

4. DS 2-20.2.1.14 Indicate maneuverability for vehicles in and out of the loading zone. See engineering comments

5. Based on changes to the plans and responses to the comments further comments may be forth coming.
