8. The planting plan and layout calculations will include the following Information:

· Locations, size, and name of all existing vegetation to remain in place.
· Both the proper and common name of each type of plant material must be listed.
· All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. Indicate treatment for landscaped areas.

9. A 30" continuous screen along street frontages for vehicle use area must be provided per LUC Table 3.7.2-I. Show screen wall on landscape plan.

10. A 6' wall is required to screen loading zone from Speedway Blvd. per LUC 3.7.2-I.

RESUBMITTAL REQUIRED: SITE PLAN


1. Include the project address in the title block. DS 2-02.2.1.A.3.

2. Provide on the site plan the docket and page for the cross access agreement. DS 2-02.2.1.A.20.

3. The information on the site plan must be correct. The review is primarily a review of the development within the property lots lines, however the ingress/egress to the site is located on the adjacent property. Consequently the information regarding the ingress/egress must be correct. The site visibility triangle lengths are not correct. For a PAAL to an arterial road the far side length is 125' and the near side is 345'. Revise the SVTs to show the correct length. DS 2-02.2.1.A.10.

4. Add future sight visibility triangles for the PAAL to Speedway Blvd. (arterial road). DS 2-02.2.1.A.10.

5. Dimension the sidewalk that provides pedestrian circulation from the structure to the ROW. DS 2-02.1.A.12.

6. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E.

7. Provide the symbol for the drainage arrows in the legend. DS 2-02.2.1.A.16.

8. Indicate a refuse enclosure detail as per D.S. 6-01.4.2. The base shall be a concrete slab with an inside clear dimension of ten (10) feet by ten (10) feet by five (5) inches thick. Steel pipes are required between the container and the enclosure's rear and side walls to prevent the container from damaging the enclosure while being serviced. Enclosure gates have a minimum opening of ten (10) feet. Revise appropriately.

9. Provide the docket and page for Speedway Blvd. DS 2-02.2.1.A.18.

10. Dimension from street centerline to the future curb and sidewalk location. DS 2-02.2.1.A.19.

11. Dimension from street centerline to existing curb and sidewalk. Callout the width of the sidewalk within the Right of Way (ROW). DS 2-02.2.1.A.20.

12. Show the depth of the water harvesting area on the site plan either by a general note or label on the plan.

13. Show more finish grades on the plan. Drainage patterns must be readily definable in all areas. DS 2-08.4.1.E, DS 2-02.2.1.A.16.

14. Provide the dimension of the wall openings (weep holes) found in the drainage report on page 1.

15. Show on the site plan the existing and proposed 100Q.

16. Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Show a detail or add a general note to the site plan indicating all public and private handicap curb access ramps will have truncated domes.

17. Provide dimensions of the landing and indicate the slope on the handicap detail found on sheet one.

18. The required street landscape border located along Speedway Blvd shall be located entirely within the property. If approved by the City Engineer or designee, up to five (5) feet of the required ten (10) foot width be placed within the adjacent right-of-way area. COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-02.2.1.6 Indicate the location of the overhanging structure and columns at the northeast corner of the building. Clearly indicate that the columns do not limit the size of the sidewalk to less than 4' in width.

The indicated height of building on the plan is 16'. This dimension does not match with the elevations provided. On the building elevations clearly indicate the height of the wall, the midpoint of the roof, and the peak of the roof for the highest portion of the structure. Change on the site plan the height indicated to the corrected dimension.

2. DS 2-02.2.1.7 Provide the location of the future curb with dimensions from the future right of way. Provide dimensions from the back of future curb to the building and from the east property line to the to the building.

3. DS 2-02.2.1.8 Provide a dimension for the width of the parallel parking spaces (minimum 8'-6") located along the north side of the building. Demonstrate in and out maneuverability for the west parallel parking space.

A backup spur is required at the end of a row of parking spaces as per DS 3-05.2.2.D ,at the west side of the property.

Provide the location and a detail of the required handicap parking signage.

4. DS 2-02.2.1.9 The bicycle parking spaces located in the vehicular use area must be provided with physical separation from the vehicular use area. Either relocate the bicycle parking spaces, provide bollards, provide wheel stops, or some other method of separation.

5. DS 2-02.2.1.10 Clearly indicate the location of the future sight visibility triangles. Parking spaces will not be allowed to be placed inside of the future sight visibility triangle. See engineering comments.

6. DS 2-02.2.1.11 Curbs or barriers will be required along the east property line to prevent vehicles from driving onto unimproved portions of the site.

Provide a copy of the last approved site plan for the property located on the east boundary of the proposed site. This is required to verify that this project, because of the shared access, is either less than or greater than a 25% expansion of the existing project. This may be for reference only as the CVC store adjacent was recently completed and more than likely meets all current LUC requirements.

Provide on the site plan the recordation information for the shared access agreement. (Docket and Page)

7. DS 2-02.2.1.12 Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area.

8. DS 2-02.2.1.13 If applicable, provide the location, type, size, and height of existing and proposed signage including billboards.

9. DS 2-20.2.1.14 Indicate maneuverability for vehicles in and out of the loading zone.

10. DS 202.2.1.20 If applicable, provide on the plan all easements of record together with recording docket and page reference.

11. DS 2-02.2.1.25If applicable, provide any proposed lighting layout along with a detail of any proposed light poles.

12. DS 2-02.2.1.31 The proposed use should be indicated as Administrative and Professional Office "31" subject to: Sec. 3.5.13.5.

13. DS 2-02.2.2.A.3 The allowed FAR (floor area ratio) has been provided. Provide the proposed FAR as well in the notes.
