Stone Ave. Tucson, AZ 85701 RE: NEWMAN RESIDENCE ADDITION – 1ST REVIEW CITY OF TUCSON LOG NO. T06CM01785 WILLDAN PROJECT NO. 13881-6017 The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets, and that all changes have been highlighted with appropriate revision numbers, revision dates, and “cloud bubbles.” Pen or pencil corrections on final prints are not acceptable. This project has been reviewed for conformance with the 2003 IRC, 1997 UAC, 2003 IMC, 2003 IECC, 2002 NEC codes with local modifications, and the 2003 UPC with local amendments. Any revisions to this plan will require an additional review and approval by Willdan. Should you have questions regarding the comments herein, please contact your plans examiner John Stigalt. Include patio covers, decks, fireplaces, and bay windows. Show building heights. Reference IRC Section R106.1.1. Indicate all materials used; stucco, concrete block, glass block, roofing system, siding, veneer, etc. Reference IRC Section R703.1. Note and specify a complete roofing system; roofing type, grade of materials and method of installation. Reference IRC Chapter 9. ARCHITECTURAL COMMENTS: Sheets A1.1, A4 For thin-coat stucco systems over foam board, note and specify the listing agency’s evaluation report number, system name and manufacturer, and note and specify the vapor barrier. Reference the City of Tucson Submittal Requirements. Sheet A1.1 Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. Reference IRC Sections R305.1, R106.1.1. STRUCTURAL COMMENTS: Sheet A2 Please provide a third party report or structural calculations to justify the use of ½” x 5½” expansion bolts in the shear walls/braced walls indicated on the plans. Throughout Section 602.10 for wall bracing, criteria for anchor bolts per Section R403.1.6 and hold-downs and/or straps that are equal to ½” anchor bolts that provide uplift capacity of at least 1800 lbs. shall be used. Reference IRC Sections R602.1 through R602.11.3. PLUMBING COMMENTS: Reviewed and accepted. MECHANICAL COMMENTS: Sheet A5 Note on plans: “Mechanical shall comply with 2003 IRC Chapters 12-24.” Reference IRC Section M1201.2. ELECTRICAL COMMENTS: Sheet A5 Note on plans: “All electrical work shall comply with 2003 IRC Chapters 33-42.” Reference IRC Section E3301.2 and City of Tucson Submittal Requirements. Show locations of smoke detectors. Reference IRC Sections R313.1, R313.1.1. When ceiling finish materials are removed, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors. Reference IRC Sections R313.1, R313.1.1. Please provide cut sheets for all the exterior light fixtures shown or noted on Model plans. The cut sheets need to provide lumens per fixture and show if the fixture is a full cut-off, which means no light is emitted at or above the horizontal plane. For non-Model plans, please provide cut sheets and calculations for all exterior lighting fixtures. Reference City of Tucson Outdoor Lighting Code. Please specify how many lamps of each type are being used for the exterior lighting. Lumens will be calculated by the maximum allowed watts for each fixture that the manufacturer specifies. Reference City of Tucson Outdoor Lighting Code. Cross-reference exterior lighting fixtures on the plans with the cut sheets and calculations submitted. Reference City of Tucson Submittal Requirements. ENERGY CODE COMMENTS: Sheet A5 Annotate on the plans that any ductwork installed in unconditioned space will have a minimum of R-5 insulation, and any ductwork installed outside the building envelope will have a minimum of R-8 insulation. Reference IRC Section N1103.32. Annotate on the plans that the new window(s) being installed will meet the minimum “U” factor of .75. Reference IRC Table N1102.1. Annotate on the plans that any of the windows being replaced will meet the “U” value in IRC Table N1102.4. Reference IRC Section R106.1.1. ACCESSIBILITY COMMENTS: Not part of this review.
