COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. A backup spur is required at the west end of the north parking area. D.S. 3-05.2.2.D requires "A backup spur is required at the end of a row of parking if no ingress or egress is provided at the end. The spur will be a minimum of three (3) feet in depth, will have a three (3) foot radii, and will have a wheel barrier to prevent encroachment onto any unsurfaced areas. A minimum distance of three (3) feet will be provided between the back of spur and any wall, screen, or other obstruction over six (6) inches in height. See redline.

2. The parking spaces adjacent to the refuse enclosure are required to be 10'-0" wide. D.S. 3-05.2.1.2 "When the side(s) of a parking space abuts any vertical barrier over six (6) inches in height, the required width for the space is ten (10) feet to provide extra width to allow passengers to enter and exit the vehicle on the side where the barrier exists. See redline.

3. The handicapped ramps as shown on the plan do not meet the ICC/ANIS Section 406. Section 406.1 refers to section 404.3, which requires a cross section slope not to be steeper then 1: 48. When crossing the proposed handicapped access which runs perpendicular to the PAAL the cross slope would exceed the 1: 48. Also the location of this handicapped ramp when designed to meet the required slopes will interfere with the sidewalks accessing units 3 & 6. Revise plan to meet these requirements.

4. The detectable warnings (truncated domes) are only required to be "24 inches minimum in the direction of travel and extend the full width of the curb ramps. You may want to revise you ramp details. ICC/ANSI A117.1-2003 Section 406.13.

5. Provide the "materials for paving, specific type of rack and the number of bicycles it supports" for the Class 2 bicycle parking. D.S. 2-02.2.1.9.

RESUBMITTAL REQUIRED: Site Plan.

The Site Plan (SP) cannot be approved as submitted. Please include a response letter to the comments along with the corrected copies of the SP with your next submittal.

Site Plan:
1. As previously noted, please clarify if the monument line is the basis of bearing. If so, please provide the bearing and provide two found monuments.
2. Please provide a wheel barrier for the back-up spur on the western property boundary. A minimum distance of 3 feet is required between the back of the spur and the 5-foot high CMU wall per DS 3-05.2.2.D.

Additional Notes:
The amount of fill called out on the SP requires a separate Grading Permit. Please correct the following from the Hydrology Report and/or the Grading Plan Sheet prior to submittal of a Grading Permit review:

Figure Five of the Hydrology Report (Onsite Proposed Drainage Exhibit) does not match the SP as follows:
1. The sidewalk from Bermuda St. into the property is on the opposite side of the drive.
2. Parking and sidewalk shape/location in the middle and back of the property have a completely different layout.
3. The location of the refuse container is in a different location.
4. Figure Five of the HR calls out 4 Type 2 scuppers and 2 Type 1 scuppers as opposed to the 3 Type 1 scuppers that are called out on the SP. Please verify the number and type of scuppers necessary to ensure that drainage flow and water harvesting requirements have been met and show the locations on the revised submitted Grading Plan.
5. The SP shows drainage directed underneath the refuse container. Please revise the grading to ensure that drainage is not directed to or under the refuse container, supported by drainage flow arrows and finished grade spot elevations.
6. Please provide a cross-section detail of the water harvesting areas as shown in the Water Harvesting Guidance Manual (available online or at the Engineering counter). Also, mark the areas where water harvesting will be utilized.

Since a complete Grading Permit review was not done, additional comments should be expected.
