RESUBMITTAL REQUIRED: Site Plan.

The Site Plan (SP) cannot be approved as submitted. Please include a response letter to the comments along with the corrected copies of the SP with your next submittal.

Site Plan:
1. Please clarify the amounts of estimated cut and fill. The estimates listed on the SP do not agree with those listed on the Grading Plan Sheet G1.
2. Please clarify if the monument line is the basis of bearing. If so, please provide the bearing.
3. The sidewalk handicap ramps with truncated domes refer to "DS 207". DS is a Development Standard and number 207 refers to landscaping. It is assumed you meant to refer to the Standard Detail # 207. Please correct the reference to the following: "PC/COT Std. Dtl. 207" or "PC/COT SD 207". (Note: "PC" stands for Pima County; "COT" stands for City of Tucson.)
4. Please call out the vertical curb separating the onsite sidewalk from the Parking Area Access Lane (PAAL).

Additional Notes:
1. The amount of fill called out on the SP requires a Grading Permit. Due to the size of the lot and the amount of fill, there is no need to prepare and submit either a Storm Water Pollution Prevention Plan or a Soils Report.
2. Please provide a Drainage Statement sealed by an Arizona Registered Professional Civil Engineer that supports the drainage flow proposed on the Grading Plan to ensure there are no adverse effects to adjacent properties and to ensure similar drainage patterns will be maintained post-development.
3. The Drainage Statement should also address Water Harvesting on the lot. Please refer to the City of Tucson Water Harvesting Guidance Manual, available in PDF format on the Dept. of Transportation Website. Manuals are also available at the Counter on the 1st Floor Engineering Section. Please call the City of Tucson Stormwater Management Section at (520) 791-4251 if you have any questions.
4. Please clarify the purpose of the 6" swale as shown on Detail 4/C2. If it is to be used for Water Harvesting purposed, please add that note to the SP.

Elevation drawings are necessary to verify compliance with required building setbacks. Based on the Site Data given under "Building Height", perimeter yard building setbacks are not met. With adjacent R-2 zoning the required side and rear perimeter yard bldg. setback for development designator "K" is the greater of 10 feet and 3/4 height of exterior structure wall. The required street perimeter yard setback is the greater of 20 feet and 1-1/2 times the height of exterior building wall. Submit elevation drawings and revise plan and site data to demonstrate how building setbacks are met.
