This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. SITE PLAN: 1. Indicate the location of water and electric lines on the property, from property line to building. 2. Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1. FOUNDATION PLANS: 1. Locate and detail all footings for the following: Interior bearing walls 2. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3. 3. Show compliance with termite treatment specified by R320, as amended. 11. Show the 6" minimum foundation height above finished grade, R404.1.6. FLOOR PLANS: 1. Designate the location of tempered glass (within 24" of doorways and when less than 60" above tub/shower floors), R308.4. STRUCTURAL PLANS: 1. Provide a complete braced panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R602.10.1.1 2. Specify the outrigger & gable end bracing and connections to the structure. Your detail doesn't work with TJI's or in some other instances. 3. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807. ELEVATIONS: 1. Indicate all materials used; stucco or siding, 2. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof, R905.2.7. SECTIONS - DETAILS - MISC. NOTES: 1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. Supply line diameter from Table 6-5 assuming 46 to 60 psi. A water line diameter of 1" is usually required for a two-bathroom residence.
